ARTICLE V
R-2 Residence District
§ 205-24 Purpose.
The purpose of this district is to provide for medium- to high-density residential development consistent with existing neighborhoods and to protect these areas from the negative impacts of incompatible land uses.
§ 205-25 Permitted uses.

A building may be erected or used, and a lot may be used or occupied, for any of the following purposes, and no other:
A.
Uses permitted by right. The following uses are permitted by right:
(1)
(Al) Single-Family Detached.
(2)
(A9) Group Home.
(3)
(B1) Place of Worship.
(4)
(B2) School.
(5)
(B4) Library or Museum.
(6)
(B6) Community Center.
(7)
(B8) Hospital.
(8)
(B11) Municipal Services.
(9)
(B12) Public Park/Public Recreational Facility.
(10)
(D24) Agriculture.
(11)
(D25) Nursery.
(12)
(D30) Forestry.
(13)
(E3) Terminal.
(14)
(G1a) Accessory Professional Offices.
(15)
(G1b) Accessory Personal Services.
(16)
(G1d) Accessory Home Crafts.
(17)
(G1h) Accessory Trades.
(18)
(G1i) No-Impact Home-Based Business.
(19)
(G2) Residential Accessory Building, Structure or Use.
(20)
(G4) School Bus Shelter.

(G13) Marina.
B.
Uses permitted by special exception. The following uses may be permitted as authorized by the Zoning Hearing Board in accordance with the standards contained in § 205-187 of this chapter:

(A7) Life-Care Facility.
(2)
(B3) Trade or Commercial School.
(3)
(B5) Private Club.
(4)
(B7) Day-Care Center.
(5)
(B9) Nursing Home.
(6)
(B10) Cemetery.
(7)
(E1) Utilities.
(8)
(G1e) Accessory Family Day Care.
(9)
(G1f) Accessory Group Child Day-Care Center.
(10)
(G1g) Accessory Adult Day Care.
(11)
(G5) Dormitory.
(12)
(G3) Accessory Apartment.
(13)
(A6) Residential Conversion.
§ 205-26 Area and dimensional requirements.
Unless a greater area or dimensional requirement is listed in Article III, Use Regulations, for a specific use, all uses in the R-2 District shall meet the following requirements:
A.
Minimum lot area: 6,500 square feet.
B.
Minimum lot width: 60 feet.
C.
Maximum building area: 25%.
D.
Maximum impervious surface ratio: 35%.
E.
Minimum yards:
(1)
Front: 25 feet.
(2)
Side: two yards with aggregate width of 16 feet, neither less than seven feet.
(3)
Rear: 20 feet.
(4)
Corner lot: two front yards, one along each street, each having a depth of not less than 25 feet.
(5)
Double frontage lots: two front yards, one along each street, each having a depth of not less than 25 feet.
F.
Maximum height: 35 feet.
