4 ZONING DISTRICTS AND MAPS

10-4-1: Establishment Of Districts

The following zoning classifications are hereby established within the city:

  1. Residential Districts:
    R-1 One-family residential district R-1A One-family rural residential district R-2 Two-family residential district R-3 Medium density residential district R-4 High density residential district R-5 Manufactured housing district
  2. Business Districts:
    B-1 Office business district B-2 Neighborhood business district B-3 General business district B-4 Highway commercial district CRD Commercial recreation district (Ord. 1316, 4-8-2014)
  3. TOD Districts:
    Transit Oriented Development district
  4. MIX Districts:
    Mixed use district
  5. Industrial Districts:
    I-1 Industrial park district I-2 General industry district I-3 Office and industrial park district GIM Gateway industrial medium district GHM Gateway industrial heavy district
  6. Special Districts:
    Environmental overlay districts Floodplain overlay districts P Park district PUD Planned unit development CD Conservancy district

10-4-2: Map

    The location and boundaries of the districts established by this section are set forth on the zoning map which is hereby incorporated as part of this Chapter. A copy of the official zoning map is kept in the zoning administrator’s office. Any amendments to the zoning map will be recorded on such map within 30 days after the adoption by the City Council.

    10-4-3: Interpretation Of District Boundaries

    The following rules shall be used to determine the precise location of any zone boundary shown on the official zoning map:

    1. Boundaries indicated as approximately following city boundary lines are construed as following such boundaries.
    2. Boundaries shown as following or approximately following streets shall be construed to follow the centerlines of such streets.
    3. Boundary lines which follow or approximately follow platted lot lines or other property lines as shown on the city parcel maps shall be construed as following such lines.
    4. Boundaries shown as following or approximately following section lines, half section lines, or quarter section lines shall be construed as following such lines.
    5. Boundaries shown as following or approximately following railroad lines are construed to be midway between the main tracks.
    6. Boundaries shown as following or approximately following the shoreline of a stream, lake, or orther body of water are construed to follow the ordinary high water level (OHWL), and in the event of change in the shoreline will be constructed as moving with the OHWL.
    7. Boundaries shown as following or approximately following the centerlines of streams, rivers or other continuously flowing watercourses shall be construed as following the channel centerline of such watercourses taken at mean low water, and, in the event of a natural change in the location of such streams, rivers or other watercourses, the zone boundary shall be construed as moving with the channel centerline.
    8. Boundaries shown as separated from, and parallel or approximately parallel to, any of the features listed in subsections (A) through (G) of this section shall be construed to be parallel to such features and at such distances therefrom as are shown on the map.
    9. Appeals concerning the exact location of zoning district boundary lines shall be heard and decided in accordance with section 10-2-8 of this title.
