08 - ZONES, ZONING MAP AND SCHEDULE

16.08.010 - Zones.

The borough of Califon is divided into zones as follows:

A.

Rural residential (three acres minimum) R-1 district;

B.

Low density residential (one acre minimum) R-2 district;

C.

Medium density residential (twenty-two thousand (22,000) sq. ft. minimum) R-3 district;

D.

General business district;

E.

Highway business district;

F.

Floodplain district;

G.

Historic district.

16.08.020 - Zoning map.

The zoning map which accompanies this chapter is declared to be part thereof and the zones designated on said map are established as the zone designations of the borough of Califon.

A.

Zoning district boundary lines are intended to follow street centerlines, railroad rights-of-way, streams and lot or property lines as they exist on lots of record at the time of enactment of the ordinance codified in this title unless otherwise indicated by dimensions on the zoning map.

B.

Any dimensions shown on the zoning map are in feet and are measured horizontally and, when measured from a street, are measured from the street right-of-way line even if the centerline of that street is used for the location of the zoning district boundary line.

C.

The exact location of any disputed zoning district boundary line shall be determined by the planning board acting in its capacity as the zoning board of adjustment.

D.

The zoning standards, controls and designations apply to every structure, lot and use within each zoning district and the zoning district boundary lines extend vertically in both directions from ground level.

16.08.030 - Schedule of area, yard and building requirements.

The schedule of area, yard and building requirements which accompanies this title is declared to be part thereof and the restrictions set forth on said schedule are incorporated into the regulations for each zoning district in the borough of Califon.

Notes:

(1)

A storage shed measuring one hundred twenty (120) square feet or less, whether permanently affixed to the ground or not, is exempted from this requirement but shall be set back a minimum of five feet from a side or rear lot line. See Section 16.12.030(E) of this title for additional regulations pertaining to accessory buildings and structures.

Impervious surface coverage in the R-1, R-2 and R-3 zoning districts shall be as follows: Twenty (20) percent of the lot area for the first one-half acre plus fifteen (15) percent of any additional lot area between one-half acre and one acre plus five percent of any lot area over one acre provided that the total impervious surface coverage on any lot shall not exceed one-quarter acre (N.J.A.C. 7:38). All lots in the R-3 zoning district may be permitted an additional five hundred (500) square feet of impervious surface coverage (beyond the foregoing limits) provided the additional impervious surface coverage is used exclusively for an open construction deck, including steps. Open construction shall mean uncovered, with at least one-fourth inch of space between floorboards.
