ARTICLE XII
General Regulations
§ 150-29 GARAGES AND ACCESSORY BUILDINGS.

a.
No garage or accessory building shall be placed closer to a side or rear property line than five feet, which shall be measured from the nearest projection of the structure to the property line. A detached garage or accessory building on a corner lot shall not be nearer the street than a main building is permitted under this chapter.
b.
On lots of less than 10,000 square feet, no garage shall have a capacity for storing more than two motor vehicles.
c.
On lots of 10,000 or more square feet, no garage shall have a capacity for storing more than three motor vehicles.
d.
No accessory building shall be erected prior to the construction of the main building. The maximum height of an accessory building shall be 15 feet measured from the finished grade.
§ 150-30 SATELLITE TELEVISION ANTENNAS.

No satellite television antenna shall be erected, constructed, maintained or operated in the Borough of Cape May Point except in conformance with the following regulations:
a. SATELLITE TELEVISION ANTENNA USABLE SATELLITE SIGNAL
Definitions. As used in this section, the following terms shall have the meanings indicated:
Shall mean an apparatus capable of receiving communications from a transmitter or a transmitter relay located in planetary orbit and, for the purpose of this chapter, is hereby declared an accessory structure.
Shall mean a satellite signal which, when viewed on a conventional television set, is at least equal in picture quality to that received from a local commercial television station or by way of cable television.
b.
Satellite Antenna Location.
1.
Such antenna shall be located at the finished grade of the lot and the rear yard. If a usable satellite signal cannot be obtained from such rear yard, the antenna may be located on a side or front yard of the property. The location of such antenna shall be in accordance with the provisions of Section 150-12 herein. For the purpose of measuring setback distance, setbacks shall be determined when the dish is in its most-horizontal position, and any concrete foundation pad shall be considered when determining the percentage of lot cover.

Such antenna shall not exceed 12 feet in height when in its most-vertical position, including any platform or structure upon which said antenna is mounted or affixed. The maximum diameter of such a dish antenna shall be 10 feet.

Satellite television antennas shall be located and designed to reduce visual impact from surrounding properties and from public streets. Screening or buffering shall be required such that any dish antenna shall be substantially screened from view at ground level from any street. The dwelling on the lot, storage buildings, other accessory buildings, landscaping and plantings or a combination of these may be used to screen the antenna. All screening shall have a minimum height of three feet. If landscaping or plantings are utilized, evergreen plantings shall be used. All screening or buffering shall be installed when the dish antenna is installed and shall be maintained So long as the dish antenna is in place.

Only one antenna shall be permitted on any tract, lot or parcel as the case may be.
c.
Permit/Plans. In order for a permit to be issued for the installation of a dish antenna, in addition to the standard building permit application, the owner/developer shall also submit for review by the Zoning Officer and Construction Code Official a plot plan prepared by a licensed engineer, surveyor or architect, containing the following:
1.
The location of all existing structures and the proposed dish.
2.
The setbacks from lot lines of all existing structures and the proposed dish.
3.
The percentage of lot coverage after the proposed dish is installed.
4.
The location, height and type of proposed screening/buffering.
5.
The distance from the proposed dish to buildings on adjoining lots.
6.
The diameter and height of the dish measured pursuant to this section.
d.
Construction.
1.
All antennas and the construction and installation thereof shall conform to manufacturer's installation, Building Code and Electrical Code.
2.
Antennas shall meet all manufacturer's specifications, be of noncombustible and corrosive-resistant material and be erected in a secure, wind-resistant manner.
3.
Every antenna must be adequately grounded for protection against a direct strike of lightning.
4.
All wiring must be installed underground in accordance with the Electrical Code provisions therefor.
