SPECIFICATION B

§ 154.065 SINGLE-FAMILY DWELLINGS.

   (A)   For the purpose of this section, the following definition shall apply unless the context clearly indicates or requires a different meaning.
      SINGLE-FAMILY DWELLING. A detached building designed for or occupied by one family exclusively.
   (B)   A single-family dwelling is permitted only in the districts designated in division (B)(2) below and provided it is located on one of the following:
      (1)   A lot which was in single ownership or included in a subdivision recorded in the office of the Recorder of the county on or before 5-27-1957; and/or
      (2)   Any lot with a minimum area and width as follows:

   (C)   The height of buildings for single-family dwellings shall be as follows.
      (1)   Principal building. Normal maximum shall be 35 feet or two and one-half stories.
      (2)   Conditional exception. The height of the principal building may be increased above 35 feet, but not higher than 45 feet or three stories, if two side yards of 15 feet each are provided.
   (D)   Yard sizes for single-family dwellings shall be as follows:
      (1)   Front yard: 20% of the average depth of lots in the block;
      (2)   Side yard: the sum of the side yards shall equal not less than 20% of the lot width with a minimum width of ten feet for either side yard; and
      (3)   Rear yard: 15% of the depth of the lot, with a minimum depth of 15 feet.
   (E)   The ground floor area for a single-family dwelling shall be not less than the following:

   (F)   The lot coverage for a single-family dwelling shall be 40% maximum on a corner lot and 35% maximum on an interior lot.
   (G)   Uses permitted for accessory buildings for a single-family dwelling shall be a private garage or storage exclusive of industrial or commercial use; quarters for bona-fide servants employed by the occupants of the dwelling on the same lot, but only on the second floor of the building; and one guest house with cooking facilities on lots containing not less than 12,000 square feet.

§ 154.066 TWO-FAMILY DWELLINGS.

   (A)   For the purpose of this section, the following definition shall apply unless the context clearly indicates or requires a different meaning.
      TWO-FAMILY DWELLING. A detached building designed for or occupied by two families. A DUPLEX DWELLING has one family above the other. A DOUBLE DWELLING has one family beside the other.
   (B)   A two-family dwelling is permitted only in the districts designated below; provided, it is located on one of the following:
      (1)   A lot which was in single ownership or included in a subdivision recorded in the office of the Recorder of the county on or before 5-27-1957; or
      (2)   Any lot with a minimum area and width as follows:

   (C)   The height of buildings for two-family dwellings shall be as follows.

§ 154.067 GROUP HOUSES.

   (A)   For the purpose of this section, the following definition shall apply unless the context clearly indicates or requires a different meaning.
      GROUP HOUSE. A building designed for or occupied by three or more families exclusively for dwelling purposes, not exceeding two and one-half stories in height.
   (B)   A group house is permitted only in the districts designated below, on any lot with a minimum area and a minimum width as follows:

   (C)   Yard sizes for group houses shall be as follows:
      (1)   Front yard: 20% of the average depth of lots in the block;
      (2)   Side yard: the sum of the side yards shall equal not less than 20% of the lot width with a minimum width of five feet for either side yard; and
      (3)   Rear yard: 15% of the depth of the lot, with a minimum depth of 15 feet.
   (D)   The ground floor area for a group house shall be a minimum of 500 square feet for each first floor family.
   (E)   The lot coverage for a group house shall be 50% maximum on corner lots and 40% maximum on interior lots.
   (F)   Uses permitted for accessory buildings for a group house shall be a private garage or storage exclusive of industrial or commercial use.

§ 154.068 APARTMENT HOUSES.

   (A)   For the purpose of this section, the following definition shall apply unless the context clearly indicates or requires a different meaning.
      APARTMENT HOUSE. A building designed for or occupied by three or more families exclusively for dwelling purposes, three or more stories in height.
   (B)   An apartment house is permitted only in the districts designated below, in accordance with the procedure specified in §§ 154.145 through 154.148 of this chapter, on any lot with a minimum area and a minimum width as follows:

   (C)   The height of the principal building of an apartment house shall be as follows:

   (D)   Yard sizes for apartment houses shall be as follows:

      (3)   Rear yard: 20% of the depth of the lot, with a minimum depth of 20 feet.
   (E)   The ground floor area for an apartment house shall be not less than 1,200 square feet.
   (F)   The lot coverage for an apartment house shall be 60% maximum on corner lots and 50% maximum on interior lots.
   (G)   Uses permitted for accessory buildings for an apartment house shall be a private garage, exclusive of industrial or commercial use.

§ 154.069 REAR, FRONT AND TAPERED YARDS.

   (A)   Rear yard. One-half of an alley abutting the rear lot may be included in the required rear yard.
   (B)   Front yard. The following provisions shall apply.
      (1)   Where 25% or more of the lots in a block are occupied by buildings, the average setback of the buildings determines the dimension of the front yard in the block. However, the maximum front yard need not exceed 40 feet in the S, A or B Districts, 25 feet in C districts or 15 feet in other districts.
      (2)   Front yard or setback lines established in a recorded subdivision establish the dimension of front yards in the blocks, except when the setback lines may be less restrictive as provided in § 154.003 of this chapter.
      (3)   On lots extending through from one street to another, a front yard is required on each street.
   (C)   Tapered yard. Where a reversed interior lot abuts a corner lot, or on an alley separating such lots, any accessory building located on the rear lot line of a corner lot shall set back from the side street as far as the dwelling on the reversed interior lot. For each foot that the accessory building is placed from the rear line towards the front line of the corner lot, the accessory building may be set four inches closer to the side street line, but in no case closer than five feet.

§ 154.070 VISION CLEARANCE ON CORNER LOT.

   Vision clearance on corner lots shall be eight feet from the intersection of property lines.

§ 154.071 VEHICLE PARKING SPACES.

   There shall be one parking space for each family housed in the principal building.

§ 154.072 ACCESSORY BUILDINGS.

   (A)   Accessory buildings shall not be permitted prior to the erection of the principal building, unless they are strictly for storage purposes and not for human occupancy.
   (B)   No accessory building shall be located closer to a side or rear lot line than five feet.
   (C)   The normal maximum height permitted for an accessory building shall be 18 feet, or one and one- half stories. However, the height of accessory buildings may be increased to 25 feet or two stories; provided, the minimum required three-foot distance from side lot lines is increased one foot for each two feet above the normal maximum height permitted.
