CHAPTER 5

- SINGLE-FAMILY ATTACHED/MULTI-FAMILY RESIDENCE DISTRICT R-3

Sec. 5.0.- Purpose.

The purpose of Single-Family Attached/Multifamily Residence District R-3 is to permit high density development with a maximum Net Density of eight units per acre. Any proposed development of 15 or more residential units must receive Conditional Use approval as a PUD.

Sec. 5.2. - Reserved.

Sec. 5.3. - Bulk regulations.

A.

Minimum Lot Area:

1.

Minimum width: 60 feet.

2.

Minimum total area: 7,200 square feet for single-family detached dwellings, duplexes or two-flats; 10,000 square feet for three single-family attached dwellings; and 13,000 square feet for four single-family attached dwellings; 2,400 square feet per dwelling unit (but not less than 13,000 square feet) for multi-family dwellings.

B.

Minimum Setbacks:

1.

Front Yard: 15 feet and Rear Yard: 25 feet. Frontloaded garages shall have a minimum front yard setback of 25 feet. Where the rear yard setback in a Recognized Subdivision, as set forth on the subdivision's final plat or, if no such setback is set forth, the rear yard setback required by the UDC at the time the final subdivision plat was approved is smaller than 25 feet, a new structure may be constructed with said smaller setback.

Each Side Yard: the greater of six feet or ten percent of the Lot Width.

Corner Side Yard: the greater of 12 feet or 20 percent of the Lot Width.

Exception to minimum setbacks. The minimum setback for any yard may be reduced to the average of that yard for all buildings located on lots within five hundred (500) feet, measured from the outer corners of the front property line of the subject property on both sides of the property and of the street; however no front or corner side yard shall be less than ten (10) feet, no side or rear yard shall be less than five (5) feet, and no front yard for a frontloaded garage shall be less than 25 feet.

C.

Lot Coverage:

1.

Maximum Total lot coverage: 65 percent.

2.

Maximum Rear Yard: 40 percent of the rear yard covered by Accessory Buildings (carport, garage, storage shed, etc.). No detached garage or other Accessory Building shall be constructed closer than 20 feet to the rear of the residence.

D.

Building Height: Maximum: 35 feet measured from the average elevation of the finished grade within 20 feet of the front of the proposed building (not including chimney).

E.

Roof Pitch: The pitch ratio of the main roof of any residential structure must be, at a minimum, 6:12 for at least 50 percent of the building elevation(s) facing a roadway(s). This roof pitch requirement shall only be applicable to new residential construction; not renovations to existing residences or the replacement of a damaged or destroyed residence.

F.

Parking: Minimum: two off-street parking spaces per unit not including driveways.
