ARTICLE IV
Residence Districts
§ 350-17 Statement of intent.
In addition to the general goals listed in the Preamble[1] and Article I, § 350-4, General intent, the districts established in this regulation are intended to achieve the following:
To provide sufficient space, appropriately located for residential development to meet the housing needs of the present and expected future population of the Township, within the range of house types and densities anticipated.
To protect residential areas against hazards of fire, offensive noise, vibration, smoke, odors, water runoff, glare, or other objectionable influences.
To prevent congestion, as far as possible, by regulating the density of population and the bulk of buildings and by providing for sufficient off-street parking.
To make possible provisions of those public and private educational, recreational, health and similar facilities serving the needs of nearby residents, which perform most effectively in a residential environment and do not create objectionable influences.
To promote the most desirable use of land and direction of building development in accord with a well-considered plan, to promote stable residential development, to protect the character of any district and its peculiar suitability for particular uses, to conserve the value of land and buildings, and to protect the Township tax revenues.
Editor's Note: The Preamble states, "This ordinance is adopted to promote and protect the public health, safety, comfort, convenience, prosperity and other aspects of the general welfare. These general goals include, among others, the specific purposes set forth in the statement of intent of the various regulations for the respective districts."
Minimum building setback line: 50 feet or 1/2 the lot depth, whichever is less. (NOTE: All agricultural buildings, structures and uses are subject to the requirements of § 350-41 of this chapter in addition to those contained in this section.)
Nonresidential structures: 35 feet each side. (NOTE: All agricultural buildings, structures and uses are subject to the requirements of § 350-41 of this chapter in addition to those contained in this section.)
Sixty feet minimum. (NOTE: All agricultural buildings, structures and uses are subject to the requirements of § 350-41 of this chapter in addition to those contained in this section.)
The above area and bulk regulations shall be the minimum area and bulk regulations for this district except when variations are authorized by the Zoning Hearing Board upon application and denial of a permit by the Zoning Officer, and subject to the regulations governing variations as set forth in § 350-65 of this chapter.
