ARTICLE VII
Industrial Districts
§ 350-32 Statement of intent.
In addition to the general goals listed in the Preamble,[1] the districts established in these regulations are intended to achieve the following:
A.
To provide sufficient space, in appropriate locations, to meet the anticipated future needs for industrial activity with due allowance for the needs for a range in choice of sites.
B.
To insure that the land most suitable for industrial and related activities will be available by prohibiting the use of such land for new residential development except planned residential development, and at the same time, to protect residences by separating them from such activities.
C.
To protect industry against congestion by limiting the bulk of buildings in relation to the land around them and to one another, and by providing sufficient off-street parking and loading facilities for such developments.
D.
To promote the most desirable use of land and direction of building development in accord with a well-considered plan, to promote stable industry, to strengthen the economic base, to protect the character of particular industrial areas and their peculiar suitability to particular uses, to conserve the value of land and buildings, and to protect local tax revenues.
E.
To encourage the development of industrial parks through the provisions of suitable regulations whereby a number of businesses may locate in a landscaped tract.

§ 350-33 Industrial District I-1.
A.
Specific intent.
(1)
In addition to the general goals listed in the Preamble[1] and § 350-32, Statement of intent, it is the purpose of this section to provide for all types of industrial development which are compatible with the spirit of this chapter and with conditions in the Township itself. Industries which are classified as permitted uses by this section shall be permitted to locate in areas adjacent to commercial and residential districts, provided that the required performance and design standards set forth in §§ 350-38, 350-39 and 350-40 of this chapter are met.

(2)
Industries which are classified as conditional uses by this section shall be subject to stricter standards regarding location and design.
(3)
While minimum lot areas are required for all uses in this district, emphasis will be placed upon meeting the required performance standards.
(4)
Industrial developers are given the option of developing individual sites or industrial parks, in which the area and bulk requirements permit increased flexibility in developing industrial tracts, thus assuring compatibility between similar uses.
C.
Area and bulk regulations for lot-by-lot development. The following regulations shall be observed for the development of individual industrial sites:
(1)
Lot area: no minimum, provided that all performance requirements are met, up to a maximum of five acres, at which point the regulations of § 350-33D are applicable.
(2)
Lot width at building setback line: 150 feet minimum.
(3)
Building setback line: 50 feet minimum.
(4)
Side yards: 20 feet minimum.
(5)
Rear yard: 50 feet minimum.
(6)
Building/structure height: 50 feet maximum.
(7)
Lot coverage: 35% maximum.
(8)
Paved area coverage: 35% maximum.
D.
Area and bulk regulations for industrial parks and conditional uses. The following regulations shall be observed:
(1)
Lot area (site): five acres minimum, provided that all performance requirements are met, unless a smaller area is approved by the Planning Commission.
(2)
Lot area (sanitary landfill): 100 acres minimum.
(3)
Lot area (unit of use for industrial park): sufficient to meet all design and performance standards with a minimum of 1/4 acre.
(4)
Lot width at building setback line: 500 feet minimum.
(5)
Improvement setback line: 10 feet minimum.
(6)
Building setback line: 50 feet minimum.
(7)
Side yards (site): 50 feet minimum.
(8)
Rear yard (site): 50 feet minimum.
(9)
Building/structure height: no limit; however, all yards shall be increased one foot in width for each three feet of building/structure height over 30 feet.
(10)
Lot coverage: 35% maximum.
(11)
Paved area coverage: 35% maximum.
(12)
Distance between buildings: 50 feet minimum.
(13)
Distance from residential zone or PRD (conditional uses only): 500 feet minimum.
(14)
Yard regulations for sanitary landfill. No earth disturbance or other landfill operation nor any storage of equipment shall be permitted within 100 feet of any lot line of the gross landfill site. This buffer shall be increased to 200 feet if the abutting property is used for residential purposes.
(15)
Lot area (processing of natural gas, including dehydration and separation of natural gas liquids using cryogenic or other methods): 40 acres minimum.
