ARTICLE VI
R2 Residential Districts
§ 295-600 Legislative intent.
A.
In expansion of the declaration of legislative intent found in Article I of this chapter and the statement of community development objectives found in Article I, the intent of this article, among others, is as follows:
(1)
Promote the maintenance, stability, continued viability and enhanced value of the Township's residential neighborhoods.
(2)
Ensure new residential infill development and redevelopment is in character with existing neighborhoods.
(3)
Accommodate a variety of housing types.
§ 295-601 Permitted uses.
A building may be erected or used and a lot may be used or occupied for any of the following purposes and no other, subject to the guidelines herein:
A.
Use D-8: Library.
B.
Use F-5: Outdoor Recreation.
C.
Use F-7: Public Grounds.
D.
Use G-6: Single-Family Detached Dwelling.
E.
The following accessory uses on the same lot which are subordinate and customarily incidental to any of the above permitted uses and as provided for in Article IV herein:
(1)
Use A-1: Residential Accessory Structure.
(2)
Use A-3: Recreational Vehicles.
(3)
Use A-5: Antenna Systems.
(4)
Use A-6: Fences and Walls.
(5)
Use A-7: Home Occupation.
(6)
Use A-9: Swimming Pool.
(7)
Use A-10: Tennis/Sport Courts.
(8)
Use A-13: No-Impact Home-Based Business.
(9)
Use A-14: Agriculture.
(10)
Use A-15: Livestock.
(11)
Use A-16: Fowl/Poultry.
(12)
Use A-18: Accessory Roof-Mounted Solar System.
F.
Uses permitted by special exception:
(1)
Use A-19: Accessory Ground-Mounted Solar System.
(2)
Use B-4: Bed-and-Breakfast.
(3)
Use B-14: Funeral Homes.
(4)
Use D-15: Life Care Facility/CCRC.
(5)
Use D-10: Nursing Home.
(6)
Use D-14: Assisted Living Facility.
§ 295-602 Dimensional standards.
A.
The following dimensional requirements shall apply:

§ 295-603 Additional regulations applying to single-family detached dwellings.
A.
Garages shall satisfy one of the following design options, as illustrated below:
(1)
The garage is front entry and is set back 10 feet from the front facade of the primary structure.
(2)
The garage is side entry, so garage doors are perpendicular to the street on which the house faces.
(3)
The garage is located behind the rear facade of the house. In such case, the garage may be detached from or attached to the house.
(4)
The garage is rear entry, so that garage doors are on the opposite side of the house from the front facade. In such case, a garage would typically be accessed by an alley.
§ 295-604 Special exception criteria.
A.
Funeral homes shall have a street frontage of 100 feet.
B.
Funeral homes shall be located in a building of at least 3,000 square feet.
C.
Crematoriums shall not be permitted.
D.
Funeral homes shall have frontage on Old York Road and shall take access from that highway.
E.
If a funeral home is converted from a residential building, the residential character of the building and the surrounding neighborhood shall be maintained.
