Agricultural District.
a.
Purpose of the Agricultural District. The agricultural and residential districts established in this Ordinance are designed to promote and protect the health, safety, morals, convenience, order, prosperity, and other aspects of the general welfare. The Agricultural District is designed to accommodate single family residential development in areas within the planning jurisdiction that are not yet served by public water or sewer facilities and that are not yet appropriate for development at higher densities.
b.
Permitted uses. See Article IV District Land Uses, A. Table of Permitted Uses

Uses permitted on appeal. See Article IV District Land Uses, A. Table of Permitted Uses
d.
Off street parking requirements shall be governed by the provision of Article VIII of this Ordinance.

Yard and bulk requirements.
f.
Design requirements for subdivisions containing manufactured homes. Where a Manufactured Home is proposed to be located in a subdivision in the "A" Agricultural Zone, the axles and tongue of the unit shall be removed and the Manufactured Home shall be placed on a monolithic, conventional, or slab foundation. Roofs shall be built to a minimum 3.54/12 pitch and covered with roofing shingles. All siding shall run horizontally, and the foundation shall be faced with masonry material. The minimum size of the unit shall be 1450 square feet.

R-12 Low Density Residential District.
a.
Purpose of the R-12 District Low Density. The R-12 Low Density Residential District is designed to accommodate single family detached residential uses at low densities in areas served with public water and sewer.

R-6 Medium Density Residential District.
a.
Purpose of the R-6 Medium Residential District. The R-6 Medium Density Residential District is designed to accommodate single family homes , two family homes, and townhomes.

f.
Site plan required A request to rezone land to R-6 Medium Density Residential District shall be accompanied by a site plan conforming to the standards set out in Article VII Supplemental Standards, Site Plan Standards.
g.
Open space required A minimum of 10% of the gross acreage of the site shall be set aside as permanent open space. Said open space shall consist of usable land, suitable for recreational purposes and shall not consist of lands encumbered by gullies, strips less than 100 feet in width, marginal land or land not usable for recreational purposes.

RM-6 High Density Residential District.
a.
Purpose of the RM-6 High Density Residential District. The RM-6 High Density Residential District is designed to accommodate high density, multi family developments.
b.

It is the intent of this regulation that these convenience centers be strictly limited to commercial uses which serve the daily household needs of the surrounding area.

C-2 Highway Commercial District.
a.
Purpose of the C-2 District. The C-2 Highway Business District is designed to accommodate commercial activities that draw business primarily from and provide services to major highways. It is the intent of this regulation that certain areas along such major transportation routes be reserved for those uses which normally require larger sites and direct access to major or thoroughfares.
b.
Permitted uses. See Article V District Land Uses, 5.1 Table of Permitted uses.
c.
Uses permitted on appeal. See Article IV District Land Uses, Section A Table of Permitted Uses.

C-3 Central Business District.
a.
Purpose of the C-3 Central Business District. The C-3 Central Business District is designed to accommodate a wide variety of centrally located, commercial uses (particularly those that are pedestrian oriented) that will result in the most intensive and attractive use of the City's central business district. It is the intent of this Ordinance that the C-3 District not be encroached upon by other commercial, industrial, or residential uses which are not compatible with the existing and future retail businesses located within the central business district.

M-1 Light Industrial.
a.
Purpose of the M-1 Light District. The purpose of the M-1 Light Industrial District is to provide for a wide variety of light manufacturing establishments. The district should adjoin highways and rail access is desirable. Uses should not generate objectionable levels of noise, vibration, dust, heat, smoke, odor, glare or other objectionable influences.
b.
Permitted uses. See Article V District Land Uses, 5.1 Table of Permitted uses.
c.
Uses permitted on appeal. See Article IV District Land Uses, Section A Table of Permitted Uses

Purpose of the M-2 Heavy Industrial District is to accommodate those industrial uses which are considered hazardous or potentially hazardous because of processes or storage of toxic chemical, petroleum or allied products.
