This chapter shall be known as the "Collingswood Development Regulations Ordinance."
§ 141-2 Purposes; intent.
The purposes of this chapter are to establish a pattern for land use based on the land use element of the Master Plan and to guide appropriate and orderly development which will promote the public health, safety, morals and general welfare. This chapter is intended to:
Limit and restrict buildings and structures to specified districts according to their type and the nature and extent of their use for trade, industry, residence, open space or other purposes.
Establish appropriate population densities and concentrations contributing to the well-being of persons, neighborhoods, communities and regions and to the preservation of the environment.
Encourage the location and design of transportation routes which will promote the free flow of traffic while discouraging the location of such facilities and routes which result in congestion or blight.
Promote the conservation of open space, valuable natural resources, historic buildings, sites, districts, and areas. Prevent urban sprawl and degradation of the environment currently occurring with the improper use of land.
Encourage coordination of various public and private procedures and activities shaping land development with a view of lessening the cost of such development and to the more efficient use of land.
Promote the maximum practicable recovery and recycling of recyclable materials from municipal solid waste through the use of planning practices designed to incorporate the State Recycling Plan goals and to complement the Borough's municipal recycling goals as outlined in the Master Plan.
To regulate alterations of existing buildings; to prevent such additions to, and alterations or remodeling of, existing buildings or structures as would not comply with the restrictions and limitations imposed hereunder.
