ARTICLE IV

Industrial Districts

§ 300-40 Industrial districts established.

The industrial districts are listed in Table 300-28 below. When this chapter refers to industrial or "I" zoning districts it is referring to one of the following:

The industrial district names and map symbols are intended to provide a general indication of what is allowed in the district, with the "I" denoting the industrial or manufacturing uses.

§ 300-41 Industrial purpose statements.

General Industrial (GI). The purpose of the GI District is to provide for industrial activity that has the potential for adverse impacts to nonindustrial neighbors. The intent of this district is to permit such industrial uses in a manner that supports the vision and goals of the adopted City of Cortland Comprehensive Plan. This district shall provide opportunities for a wide range of manufacturing and industrial operations with minimal outdoor activities or storage, in addition to supporting commercial, institutional, or higher-density residential developments. Uses in this district shall employ techniques to minimize potential negative impacts (including traffic, parking, glare, noise, odor, etc.) to adjacent nonindustrial districts, especially established residential districts and environmentally sensitive areas. Single- and two-family dwellings are prohibited from the GI District, as well as those prohibited by § 300-8 of this chapter.

§ 300-42 Industrial permitted and specially permitted uses.

Uses are allowed in industrial zoning districts in accordance with Table 300-30 below.

Uses identified with a "P" in the table are permitted as-of-right in the subject zoning district, subject to compliance with all other applicable standards of this chapter.

Uses identified with a "SP" in in the table may be allowed if reviewed and approved in accordance with the special permit procedures contained in Article XVI.

Uses not listed and those identified with a "—" are expressly prohibited.

§ 300-44 Industrial bulk requirements.

The bulk requirements listed in Table 300-32 below shall apply to the industrial districts within the City.
