ARTICLE II
Establishment of Districts
§ 455-6 Classes of districts; Zoning Map.
A.
Classifications.
(1)
For the purpose as set forth in § 455-3 of this chapter; for the purpose of promoting the health, safety, morals and general welfare of the community; for the purpose of lessening congestion in the street; for the purpose of securing safety from fire, panic and other dangers; for the purpose of preventing overcrowding of land and avoiding the undue concentration of population; for the purpose of facilitating adequate provisions of transportation, water, sewerage, schools, parks and other public requirements; for the purpose of conserving the value of buildings and encouraging the more efficient and the most appropriate use of land throughout the Borough; for the purpose of providing for public health, comfort and general welfare and living and working conditions; for the purpose of regulating and restricting the location of trades and industries and the location of buildings designed for specific uses; for the purpose of regulating and limiting the height and bulk of buildings hereafter erected; for the purpose of regulating and determining the area of yards, courts and other open spaces hereafter erected; the Borough of Dumont is hereby divided into the following classes of zones as shown on the Building Zone Map which accompanies the development regulations:
(a)
District RA, One- and two-family detached residential dwellings.
(c)
District B2, Business and commercial uses/residential, 2 1/2 stories.
(d)
District P, Parks and public use.
(f)
District RP1, Redevelopment Plan 1.

No building or premises shall be used and no building shall be erected or altered except in conformity herein prescribed for the zone in which such building or premises is located.
B.
Boundary lines. The zone boundary lines are intended generally to follow straight lines, existing lot lines, center line street railroad rights-of-way and waterways and development boundaries as indicated on the Zoning Map; but where a boundary line does not coincide with such line, its location is indicated on said map by means of figures expressing distance in feet from a street line. In case of uncertainty as to the true location of any zone boundary line, the determination thereof shall lie with the Joint Land Use Board of the Borough of Dumont.
C.
Zoning Map. Said zoning districts as set forth in this chapter are bounded and defined as shown on the map entitled "Zoning Map of the Borough of Dumont" dated June 10, 1986, which map, with all explanatory matter thereon and properly certified by the Borough Clerk of the Borough of Dumont, is hereby made a part of this chapter.[3]
