Residence B District RB
§ 160-15 Permitted uses.
Within any Residence B District a building, structure, lot or land shall be used only for one of the same principal uses permitted in Residence AA District.
§ 160-16 Conditional uses.
Within any Residence B District a building, structure, lot or land may be used only for one of the same conditional uses provided for in Residence A District pursuant to § 160-40.
§ 160-17 Accessory uses.
Within any Residence B District the same accessory uses, buildings and structures permitted in the Residence AA District shall be permitted or conditionally permitted as accessory uses to a permitted principal use or to a conditional use respectively located on the same lot or land.
§ 160-18 Dimensional regulations.
Any building, structure, lot or land shall only be utilized in conformance with the following dimensional regulations, except where a more stringent requirement is established for a conditional use:
A.
Building height.
(1)
All main or principal buildings shall not be less than two stories high and have a peaked roof, and, further, they shall not exceed 2 1/2 stories. The maximum height of any building shall be 29 feet, except as provided in § 160-34.

Accessory buildings and structures shall have a maximum height of 16 feet and be no more than one story high.
B.
Minimum lot area and width. Six-thousand-square-foot lot area with sixty-foot width at the street line.
D.
Minimum habitable floor area.
(1)
One-family detached dwellings: 1,200 square feet total area, 700 square feet on the first floor and 500 square feet on the second floor.
E.
Minimum front yard depth. The average front yard depth on the same side of a street between the two intersecting streets closest on either side of such lot where a majority of the linear front feet between the two are on improved lots. On streets where a majority of the linear feet have not yet been improved, the minimum front yard depth shall be 35 feet. A portico shall not be used in determining the average front yard setback and may encroach into the front yard, provided the portico is no more than one story in height, not more than seven feet in width, and projects into the front yard not more than four feet from the face of the building.

Minimum rear yard depth: 20 feet.
H.
Floor area ratio (FAR).

In no case shall the FAR prohibit a dwelling of less than 2,500 square feet of gross floor area, nor shall the FAR permit a dwelling in excess of 3,500 square feet of gross floor area. | ||||
