- SETBACK, FLOOR AREA AND YARD REQUIREMENTS BY DISTRICT
Within the various zoning districts as indicated on the "Zoning Map of Fitzgerald, Georgia", no building or structure, excluding all signs other than the advertising signs, shall be constructed or erected except as indicated in the following schedule:
*Plus ½ any amount which the R/W width exceeds sixty (60) feet for local streets, seventy (70) feet for collector streets, and eighty (80) feet for principal and minor arterials.

**The minimum distance from all other property lines to any building over thirty-five (35) feet in height shall be increased one (1) foot for every two (2) feet (or part of two (2) feet) of building height greater than thirty-five (35) feet.
***Eight hundred (800) square feet for each unit (two (2) bedroom or larger); six hundred (600) square feet for each one bedroom unit (not to exceed twenty-five (25) percent of project); four hundred (400) square feet for each efficiency unit (not to exceed twenty-five (25) percent of project).
*The minimum distance from all other property lines to any building over thirty-five (35) feet in height shall be increased one (1) foot for every two (2) feet (or part of two (2) feet) of building height greater than thirty-five (35) feet.
**Plus ½ any amount which the R/W width exceeds sixty (60) feet for local streets, seventy (70) feet for collector streets, and eighty (80) feet for principal and minor arterials.
***If the adjoining yard is within any residential district, the yard requirements specified in this table shall be increased ten (10) feet and screening shall be provided as specified in section 3-19 along the lot line common with said lot.
