ARTICLE XLIII

Fire Stations and Emergency Squad Buildings

§ 91-301 Purpose.

It is the purpose of this article to establish standards for the placement of fire stations and emergency squad buildings.

§ 91-302 Permitted principal uses.

Fire stations and emergency squad buildings shall be permitted principal uses in the following zoning districts, in addition to any other district in which they are listed as permitted uses:
A. 
HC — Highway Commercial.
B. 
GM — General Manufacturing.
C. 
SM — Special Manufacturing.

§ 91-303 Area and bulk requirements for fire stations and emergency squad buildings.

The following area and bulk standards shall apply to fire stations and emergency squad buildings located in the HC, GM or SM Zoning Districts:
A. 
Minimum lot area: two acres.
B. 
Minimum lot frontage: 200 feet.
C. 
Minimum lot width: 200 feet.
D. 
Minimum lot depth: 250 feet.
E. 
Front yard setback: 75 feet.
F. 
Side yard setback: 50 feet.
G. 
Rear yard setback: 50 feet.
H. 
Maximum building coverage: 25%.
I. 
Maximum impervious coverage: 65%.
J. 
Maximum building height: 40 feet.

§ 91-304 Off-street parking.

Off-street parking shall be in accordance with the provisions of § 91-120. Where a building is designed to accommodate ancillary functions such as social events and fund-raising activities, off-street parking shall be calculated on the basis of four spaces per 1,000 square feet of net floor area designed for such activities.

§ 91-305 Landscaping and buffer requirements.

Fire stations and emergency squad buildings located in the HC, GM or SM Zoning Districts shall comply with the landscaping and buffer requirements of §§ 91-90 and 91-91 of this chapter.

§ 91-306 Signs.

Fire stations and emergency squad buildings shall comply with the sign standards applicable to the zoning district in which the facility is located.
