The requirements of this Title shall not prevent the placement of a single-family dwelling on an individual "lot", as defined in Section
7-1-6 of this Title, provided the following conditions are satisfied:
A. Design Standards: Architectural compatibility with site built housing standards:
1. Shingled pitched roof with eaves.
2. Conventional exterior siding which extends to a permanent continuous foundation of concrete or masonry block with access hole. No seamless metal shells.
3. Has permanent entrances and exits (porches and steps).
4. Stamped approval by HUD (S-5402-6).
5. Consist of two (2) or more modules not less than twenty four feet (24') total width.
6. The minimum square footage to be not less than one thousand (1,000) square feet or the average of square footage of adjacent homes.
B. Building Permits: The necessary building permits are obtained to assure that site preparation, foundations, installation, roof loads, etc., meet the appropriate codes.
C. Waste Disposal: Meets the waste disposal requirements of the City, County and State Board of Health.
D. Deed Restrictions: Does not violate any deed restrictions or covenants in the area where the unit is to be located.
E. Recorded With County: The manufactured home is recorded with the County Recorder as being "permanently affixed" to real estate.
F. Yards: Meets side, rear, and front yard requirements in residential zones in which they are permitted.
G. Installation: The manufactured house will be placed, installed, and anchored according to installation codes adopted by the City or County building codes and shall be inspected after the manufactured home has been installed and permanently anchored. (Ord. 1998-1, 7-17-1998)
