ARTICLE XI

Industrial Light District IL

§ 230-50 Intended purpose.

The purpose of the Industrial Light District is intended to maximize industrial potential while ensuring compatibility with surrounding districts. New residential development is excluded from this district, both to protect residences from an undesirable environment and to ensure the reservation of adequate areas for industrial development.

§ 230-51 Uses permitted by right.

A. 
Agriculture, horticulture or floriculture, and any accessory uses or structures, including farm-based businesses.
B. 
Any manufacturing, wholesaling, or distributing use which meets the performance standards as set forth in Article XIII.
C. 
Blacksmiths and machine shops.
D. 
Bus passenger stations.
E. 
Forestry.
F. 
Laundries, cleaning, dyeing, carpet and rug cleaning.
G. 
Medical marijuana dispensary facility, in accordance with § 230-62A(34).
H. 
Medical marijuana transport vehicle office, in accordance with § 230-62A(35).
I. 
Municipal facility.
J. 
No-impact home-based business, in accordance with § 230-62A(38).
K. 
Public utility facilities.
L. 
Self-service storage facilities.
M. 
Single-family detached dwellings.
N. 
Vehicle garages.
O. 
Vehicle sales establishment.
P. 
Vehicle wash.

§ 230-52 Permitted accessory uses.

A. 
Accessory apartments, in accordance with § 230-62A(1).
B. 
Signs, when erected and maintained in accordance with the provisions of Article XV.
C. 
Uses and buildings customarily accessory and incidental to any permitted use.
D. 
Wireless communications facility - co-location - inside public right-of-way, in accordance with § 230-62A(57).
E. 
Wireless communications facility - co-location - outside public right-of-way, in accordance with § 230-62A(58).

§ 230-53 Permitted conditional uses.

A. 
Adult businesses, in accordance with § 230-62A(2).
B. 
Antennas, in accordance with § 230-62A(6).
C. 
Cottage Industry, in accordance with § 230-62A(18).
D. 
Crematoriums.
E. 
Day-care centers as accessory to a principal use.
F. 
Junkyard, in accordance with § 230-62A(31).
G. 
Landfills, in accordance with § 230-62A(33).
H. 
Lumber and coal yards, building material storage yards, contractor equipment and storage yards, and wholesale and retail sales for each as an accessory use.
I. 
Outdoor storage and display when accessory to a permitted use, in accordance with § 230-62A(39).
J. 
Recycling center, in accordance with § 230-62A(42).
K. 
Sawmill.
L. 
Solar farm, in accordance with § 230-62A(48).
M. 
Surface mining, in accordance with § 230-62A(49).
N. 
Vehicular body shops, in accordance with § 230-62A(56).

§ 230-54 Dimensional regulations.

A. 
The minimum lot area is one acre, subject to any required soil testing and/or hydrogeologic studies. The minimum lot width is 100 feet at the building setback line.
B. 
Maximum impervious coverage: 60%.
C. 
At least 15% of the lot shall be maintained in a vegetative cover.
D. 
Height regulations.
(1) 
No structure shall exceed 40 feet in height.
(2) 
The height of an accessory structure shall not exceed 30 feet in height.
E. 
Setback regulations.
(1) 
Front yard depth shall be 45 feet.
(2) 
Side yard width shall be 15 feet.
(3) 
Rear yard depth shall be 40 feet.

§ 230-55 Off-street parking/access and loading/unloading.

Off-street parking/access and loading/unloading shall be provided in accordance with Article XIV and Chapter 195, Subdivision and Land Development, of the Code of Freedom Township, as amended.
