ARTICLE VII

Residential Low-Density District RL

§ 230-25 Intended purpose.

The regulations for this district are intended to provide low density residential areas within the Township, located adjacent to higher density residential development and open space development, thereby limiting further encroachment into the existing agricultural areas.

§ 230-26 Uses permitted by right.

A. 
Cluster development, in accordance with § 230-62A(15).
B. 
Forestry.
C. 
Group home, in accordance with § 230-62A(26).
D. 
Municipal facility.
E. 
No-impact home-based business, in accordance with § 230-62A(38).
F. 
Single-family detached dwellings.
G. 
Vacation Rental, in accordance with § 230-62A(55).

§ 230-27 Permitted accessory uses.

A. 
Accessory apartments, in accordance with § 230-62A(1).
B. 
Agriculture, horticulture, or floriculture, as an accessory use in a greenhouse.
C. 
Signs, when erected and maintained in accordance with the provisions of Article XV.
D. 
Uses and buildings customarily accessory and incidental to any permitted use.
E. 
Wireless communications facility — co-location — inside public right-of-way, in accordance with § 230-62A(57).
F. 
Wireless communications facility — co-location — outside public right-of-way, in accordance with § 230-62A(58).

§ 230-28 Permitted conditional uses.

A. 
Antennas, in accordance with § 230-62A(6).
B. 
Cottage industry, in accordance with § 230-62A(18).
C. 
Family day care home.
D. 
Golf courses, in accordance with § 230-62A(25).
E. 
Home occupation, in accordance with § 230-62A(28).
F. 
Places of worship.
G. 
Public utility facility.
H. 
Recreation, active and passive.
I. 
Schools.

§ 230-29 Density and dimensional regulation.

A. 
Density. The maximum residential density shall be one dwelling unit per two acres. However, for voluntary use of cluster development concepts, permitted density shall be increased to 1.5 dwelling units per two acres.
B. 
Lot regulations.
(1) 
Minimum lot area is 40,000 square feet subject to any required soil testing and/or hydrogeologic studies.
(2) 
Minimum lot width is 150 feet at the building setback line and 50 feet at the dedicated right-of-way.
(3) 
Impervious coverage shall not exceed 25%.
C. 
Setback regulations.
(1) 
Front yard depth shall be 35 feet.
(2) 
Side yard width shall be 20 feet.
(3) 
Rear yard depth shall be 40 feet.
D. 
Height regulations.
(1) 
The height of a principal building shall not exceed 35 feet.
(2) 
The height of an accessory structure shall not exceed 15 feet.

§ 230-30 Off-street parking/access.

Off-street parking/access and loading/unloading shall be provided in accordance with Article XIV and Chapter 195, Subdivision and Land Development, of the Code of Freedom Township, as amended.
