MULTIFAMILY HOUSING DEVELOPMENTS
(a)
All multifamily housing developments shall require site plan approval by the board of commissioners.
(b)
Development shall be according to a comprehensive development plan, connected to public sewer and public water, and must meet subdivision regulations and provide adequate protection of the surrounding properties.

All multifamily housing developments shall be located on property with a minimum frontage of 200 feet on a public street.

Interior roads serving the development are required and shall be suitably drained and have a minimum pavement width of 20 feet plus two feet of concrete gutter drainage area on both sides of road, for a total road width of 24 feet. If dedicated to the public, the roads within the development shall meet the same requirements as required for subdivision roads/streets.

A fence not less than six feet high and equipped with a locking gate shall protect all swimming facilities that are a part of this development.

Minimum setbacks of 60 feet from side and rear property lines, 60 feet from the front property line, and 60 feet from any other structure, and in the event there are multistory structures, an additional 20 feet per story over two shall be added to the setback requirements.

(a)
Not less than 25 percent of the total area of the development shall be devoted to open space areas, recreation and other community use facilities. (Same as Section 58-167, Article IV, Chapter 58 of the Code of Banks County.)

All areas not utilized for buildings, or other facilities shall be landscaped and maintained in a suitable manner.
(c)
All off-street loading, unloading and service areas provided as required shall be screened by means of landscaping or permanent construction from adjoining areas.

(a)
All multifamily developments shall have lighting at appropriate height, spacing and intensity so to provide adequate lighting for each multifamily unit sites access and parking. Further, all access streets shall also have adequate lighting.

Installation of lights will be not less than 300 feet apart with a minimum height of 18 feet. The lights shall be compliant with federal standards and approved by electrical company providing service.

All buildings must have a minimum five-foot wide walkway access to dwelling units from parking areas, laundry facilities, recreation, swimming pools, etc., and they must be constructed of a concrete or asphalt material.

Two spaces per dwelling unit.
(2)
Two additional spaces per building for visitor parking.
