If three or more new lots are created in any area where there are no existing platted road right-of-ways, then the following rules shall be applicable:
(1)
A subdivision plat shall be submitted and be approved by the town and shall meet all applicable county and state laws.
(2)
A 50-foot right-of-way and a pavement width of 22 feet shall be required.
(3)
Lot sizes are to conform to the minimum requirements of the zoning district.
(4)
Cul-de-sacs must be provided, where applicable.
(5)
Approved street lighting must be provided.
(6)
If a central water and/or sewerage system is available at the border of the parcel to be subdivided, then they shall be installed and be made available to all new lots in the subdivision.
(7)
To provide guidelines for the developers, engineers, surveyors and others involved in the platting process, the following portions of the Palm Beach County Subdivision and Platting Regulations may be used:
Article VIII, Section IV, B and C.
Article VIII, Section V, B and C.
Article VIII, Section VI, all.
(8)
Any questions regarding platting procedures shall be directed to the town in writing. Fees and bonding costs will be determined for each plat by the town council.

A sketch plat should be submitted [to] and reviewed by the town council before engineering plans and preliminary platting are to be undertaken.
