ARTICLE V

Regulations for Shopping Center Districts B-2

§ 162-22 Applicability.

In Shopping Center Districts, the following regulations shall apply.

§ 162-23 Permitted uses.

A building may be erected or used and a lot may be used or occupied for any of the following purposes and no other:
A. 
Any use permitted in a B-1 District.
B. 
Places of amusement and motion-picture theaters.
C. 
Supermarkets for the sale of food and normal household supplies.
D. 
Department stores.

§ 162-24 Special regulations, garages and other accessory buildings.

A. 
Sales, exhibiting for sale, business, service, repair or processing shall be conducted within a completely enclosed building.
B. 
All garages must conform to the open space requirement and may not exceed 600 square feet. Maximum height for a garage with an A-frame roof shall be 15 feet and 10 feet for a flat roof. All other accessory buildings must conform to the open space requirement and may not exceed 200 square feet.

§ 162-25 Area regulations.

A. 
Minimum lot size. The minimum lot size shall be two acres.
B. 
Lot coverage. Building area may not exceed 33 1/3% of the lot area. Parking, driveways, sidewalks and other paved areas may not exceed 33 1/3% of the lot area. Minimum of 33 1/3% of the lot area shall be kept in grass and planted areas.
C. 
Side yards. Side yards shall be a minimum of 50 feet wide on each side of a building.
D. 
Rear yard. A rear yard shall be a minimum of 50 feet in depth.

§ 162-26 Height regulations.

No building or structure shall exceed 35 feet in height.

§ 162-27 Parking.

Parking spaces shall be provided as required by § 162-54.

§ 162-28 Design standards.

Design standards shall conform to the requirements of § 162-53.

§ 162-29 Signs.

Signs shall conform to the requirements of § 162-46.
