ESTABLISHMENT OF DISTRICTS
For the purposes of these regulations, the unincorporated portions of Glynn County, Georgia, are hereby divided into 36 districts, as follows:
The location and boundaries of each district are as shown on a map or series of maps entitled Official Zoning Map of Brunswick and Glynn County, Georgia, adopted on November 17, 1965, to become effective February 1, 1966, and certified by the County Clerk. These maps and all explanatory matter accompanying it are hereby made a part of this ordinance. Said maps may hereinafter be referred to as the Zoning Map and shall be retained in the County Planning and Zoning Department.
Where uncertainty exists with respect to the district boundaries as shown on the Zoning Map, the following rules shall apply:
403.1
District boundaries indicated as approximately following the centerlines or right-of-way lines of streets, highways, alleys, railways, or public utility easements shall be construed to follow such centerlines or right-of-way lines.
403.2
District boundaries indicated, as approximately following lot or tract lines, whether public or private, shall be construed to follow such lines.
403.3
District boundaries indicated as approximately following incorporated area or county limit lines, military reservation boundary lines, militia district lines, or special district lines, as amended from time to time, shall be construed to follow such lines.
403.4
District boundaries indicated as approximately following the centerlines, right-of-way or shore lines of streams, rivers, canals, channels, or other waterways or the marsh/upland boundary line shall be construed to follow such centerlines, right-of-way lines, shore lines or boundary lines.
403.5
District boundaries indicated within the area known as the Atlantic Ocean shall be construed to be parallel to, and 500 feet seaward from, adjacent land or marsh shore lines at all times.
403.6
District boundaries indicated as being approximately parallel to, or extensions of, features or lines listed in Subsections 403.1, 403.2, 403.3, 403.4, or 403.5, shall be so construed. District not specifically indicated on the Zoning Map shall be determined according to the scale of said map.
Where the total land area in unincorporated portions of Glynn County is increased or reduced by virtue of annexation by the City of Brunswick or some other means, the zoning district boundaries shall be adjusted in the following fashion:
404.1
When the change results in an increase in land area within the unincorporated portions of Glynn County, the following applicable provisions shall be in force:
a)
If the newly added land area was previously in the City of Brunswick, the zoning district classification which applies to said area when it is under the jurisdiction of the City of Brunswick Zoning Ordinance shall continue to apply until such time as the County Commission may desire to change the classification through normal amendment procedure, provided that the identical zoning district classification, including identical standards and requirements, exists in the County Ordinance.
b)
Otherwise, additions to the total land area of Glynn County, whether previously a part of the City of Brunswick or not, shall be classified R-9 One-Family Residential until such time as the County Commission may desire to change such classification through normal amendment procedure.
404.2
When reductions are made in Glynn County's total land area, the provisions of this ordinance shall no longer apply to that land area.
404.3
In all cases, where additions or reductions to Glynn County's total land area require adjustments in the zoning district boundaries, said adjustments shall be shown on the Zoning Map.
With the adoption of this ordinance the Glynn County Board of Commissioners adopts certain Planning Districts, which are shown on a separate map, entitled "Glynn County Planning Districts". The Planning Districts are established to provide a clearly defined sub-area that will authorize certain land conditions promoting multi-land use compatibility and stabilize property values. These districts are intended to be used to write and enforce ordinances that may differ from one district to the next.
Upon adoption said map shall be signed and dated by the County Commission Chairman and shall be kept with the Planning and Zoning Department of Glynn County. Amendments to said map shall constitute an amendment to this ordinance.
