Sec. 14

"D" duplex residential district.

A.

Purpose. This district is the most restrictive of the multiple family districts and is intended for two-family multiple family use. This district is intended for zones of transition from the single family zone to higher density multiple family or commercial zone.

B.

Permitted uses. In the "D" duplex residential district, no building or land shall be used and no building shall be hereafter erected, reconstructed, altered, or enlarged, unless otherwise provided in this ordinance., except for those uses listed on the use matrix, section 9.

C.

Area requirements.

Minimum lot area: 8,400 square feet
Minimum dwelling unit area: 1,000 square feet
Minimum lot width: 65 feet
Minimum lot depth: 120 feet
Minimum front yard: 25 feet
Minimum side yard: 7.5 feet/15 feet combined (25 ft. street side)
Minimum rear yard: 20 feet (25 feet street side)
Maximum lot coverage: 50%
Front yard impervious coverage: 60%
Height: 35 feet
Parking requirements: 2 off-street parking spaces/living unit

Special exception uses. Special exception uses authorized by the board of adjustment under the provisions of section 35, board of adjustment, and are listed in the use matrix, section 9.
