ARTICLE III

DISTRICTS

Sec. 32-185.- Purpose and number of districts.

In order to regulate and restrict the location of trades, industries and residences and the location of buildings erected or altered for specified uses, and to regulate and limit the height and bulk of buildings hereafter erected or altered, to regulate and determine the area of yards and other open spaces, and to regulate and limit the density of population, the city is divided into zoning districts, the following:

(1)

District A. One- and two-family district.

(2)

District B. Multiple-family district.

(3)

District C. Local business district.

(4)

District D. Highway business district.

(5)

District E. Commercial district.

(6)

District E-1. Supplementary commercial district.

(7)

District F. Industrial district.

(8)

District H-1. Historic district, as established in article XI of this chapter.

(9)

District M. Mobile home parks district.

(10)

District RD. Rural zoning district.

(11)

District PDR. Planned density residential district.

Sec. 32-186. - Zoning map.

The boundaries of such districts are shown upon the map attached to the ordinance from which this chapter is derived and made a part of this chapter and designated as the zoning district map and the map and all the notations, references and other information shown thereon are as much a part of this chapter as if the matters and information set forth by the map were all fully described herein.

Sec. 32-187. - Rules for uncertain map designations.

Where uncertainty exists with respect to the boundaries of the various zoning districts as shown on the zoning district map, the following rules shall apply:

(1)

The district boundaries are either streets or alleys unless otherwise shown. Where the designation on the zoning district map indicates the various districts are approximately bounded by street or alley lines, the street or alley shall be construed to be the boundary of the district.

(2)

Where the zoning district boundaries are not otherwise indicated and where the property is divided into blocks and lots, the district boundaries shall be lot lines. Where the designation on the zoning district map indicates that the various districts are approximately bounded by lot lines, the lot lines shall be the boundary of such district unless boundaries are otherwise indicated on the map.

In unsubdivided property, the zoning district boundary lines on the zoning district map may be determined by use of the scale contained on the map.

Sec. 32-188. - District boundaries; designation by metes and bounds.

The city council may fix and establish the boundaries of any zoning district by metes and bounds description. Such boundaries shall be controlling for all purposes.
