B-2 Business Zone
§ 225-145 Use regulations.

In the B-2 Business Zone, no building, structure or premises shall be used, erected or altered except for the following permitted uses:
A.
Principally permitted uses.
(1)
Single-family residential.
(2)
Business, professional, and medical offices.
(3)
Child-care centers.
(4)
Retail sales.
(5)
Personal services.
(6)
Private educational services.
(7)
Farm markets.
(8)
Farm stands.
(9)
Financial and insurance institutions.
(10)
Eating and drinking establishments.
(11)
Fitness centers.
(12)
Live/work units.
(13)
Public and quasi-public uses.
C.
Accessory uses, buildings and structures. Electric vehicle supply/service equipment, make-ready parking space, and other accessory uses, buildings and structures that are incidental to the principal use(s) shall be permitted. All accessory buildings and structures, including garages, sheds and storage buildings, shall comply with yard setbacks, floor area ratio limitations and buffer requirements. With the exception of electric vehicle supply/service equipment, make-ready parking space, HVAC and energy-related structures or generators, no accessory building or structure shall be located closer than 10 feet to any other structure. No accessory building or structure shall exceed 25 feet in height.

§ 225-146 Bulk regulations.
A.
Minimum lot size: 40,000 square feet in area.
B.
Minimum lot width: 140 feet.
C.
Maximum floor area ratio: 8.5% for all uses. For lots containing land in two or more zones, see § 225-116E.

D.
Maximum height of each building: 25 feet measured at the mean grade at the front elevation of the building and not more than two stories; and if the grade at any other elevation of the building is below the mean grade at the front elevation, 37 1/2 feet measured at the mean grade of said other elevation and not more than three stories; provided, however, that the roof of the building shall not extend higher than the maximum permitted height at the front elevation. The only additional height which may be used above the foregoing maximum building height shall be 10 feet for mechanical equipment, which must be set back at least 10 feet from all sides of the building and screened so as not to be visible. The front elevation shall be deemed to be the side of the building facing Route 202.
E.
Minimum setbacks. All structures must be set back at least 50 feet from any lot line or road line, except that with respect to the rear yard of lots on the west side of Route 202, all structures must be set back at least 75 feet from the rear lot line or road line.

F.
Maximum total lot coverage: 30% of the lot area for all uses. For lots containing land in two or more zones, see § 225-116E.

G.
Minimum lot frontage: 140 feet.
§ 225-147 Supplementary regulations.
A.
Access. Entrances shall be designed for the movement of traffic with full regard to safety.
B.
Parking.
(1)
Parking shall be limited to the side and rear yards with a setback from lot and road lines of not less than 20 feet.

(2)
Off-street parking areas.

(a)
Off-street parking areas shall be established to provide adequately for employee and customer parking. Parking shall be required as follows:
[1]
For retail business uses, one space for every 200 square feet of building floor area devoted to retail business space, excluding permanent storage space.
[2]
For office uses, one space for every 250 square feet of building floor area, excluding covered parking and permanent storage space.
[3]
For restaurants, one space for every three seats.
(b)
Off-street parking areas shall be permanently paved in accordance with the standards contained in Chapter 346, except that, in connection with site plan approval, the Planning Board may, in its discretion, relax such pavement standards upon making one or more of the following findings:
[1]
The type or intensity of expected vehicular traffic does not require strict compliance with such pavement standards;
[2]
The soil and terrain of the premises do not require strict compliance with such pavement standards; or
[3]
The interests of the Township would best be served by not requiring strict compliance with such pavement standards.
(c)
The minimum standards for pavement thickness shall be as specified in § 225-84C(2).
(d)
In addition to the parking areas required to be improved as set forth above for retail and office uses, there shall be provided and reserved on the site an area of sufficient size to accommodate additional parking spaces in the event that any portion of the existing building floor area is converted to retail or office space from storage or other areas not originally used for business or office purposes and for which improved parking has not been provided. The reserved area shall be of sufficient size to accommodate parking based on the standards set forth above for retail and office uses, and shall be included in the calculation and limitation of total lot coverage in the event that it is improved in the future. Conversion of such portions of the building to retail or office space and the full improvement of such reserved parking areas shall not be undertaken without first obtaining site plan approval.
C.
Storage. No outside storage or display of any equipment (other than vehicles licensed by the State of New Jersey for use on public roads, the number of which shall be determined as part of the site development plan), materials, products or supplies whatsoever shall be permitted, except that nursery and agricultural products may be displayed out of doors.
D.
Lighting. Exterior lighting shall not create glare and shall be only white in color. No flashing, occulting or moving lights shall be permitted.

E.
Drainage. All designs for storm drainage shall comply with Township standards.
F.
Sewerage. Sewer facilities shall conform to the standards of the Board of Health.
