CHAPTER 16

T TRANSITIONAL DISTRICT

11-16-1: INTENT:

This district is intended to assure, in appropriate situations, an orderly, proper and harmonious transition between zone districts of different restrictions and characteristics. In such situations, the nature, and/or physical orientation of structures and improvements, and all uses, can be required to adhere to standards established by the creation of the district. 11-16-2: APPLICATION:

Any standards imposed under this chapter shall be added by ordinance to the provisions of the district to which they are applied (i.e., B-1-T means all the provisions of both the B-1 and T districts are applicable). (Ord. 2359, 5-20-1985)

11-16-3: USES PERMITTED:

In granting or denying a building or occupancy permit in a district subject to standard imposed under this chapter, the director of building and safety shall be governed by the specific standards imposed by the ordinance establishing the same. In approving, conditionally approving or denying a proposed use subject to its review, the city commission shall consider both the specific standards imposed under this chapter by the ordinance establishing the same and the general standards established under this title for the district to which such additional, specific standards are applied. Any use permitted of right in any such district shall be established and conducted in conformity with any terms and conditions established pursuant to this chapter for that district. 11-16-4: STANDARDS:

The zoning commission recommendation to the city commission for creation of a particular district under this chapter shall include specific development standards and may include performance standards. Any such district and its specific standards shall be adopted concurrently. Such standards may provide for:
   A.   Special setbacks, yards, open spaces, and buffers.
   B.   Fences, walls, and screening.
   C.   Lighting.
   D.   Regulation of points of vehicular ingress and egress.
   E.   Regulation of signs.
   F.   Required landscaping and maintenance thereof, in addition to that required by chapter 24 of this title.
   G.   Required maintenance of grounds.
   H.   Such other conditions as will assure development of the city in an orderly, harmonious and efficient manner and in conformity of intent and purpose of this title. (Ord. 2359 5-20-1985)
