VESTED RIGHTS
Nothing in this chapter shall be construed to authorize the impairment of any vested right, except that land, buildings, and structures and the uses thereof which do not conform to the zoning prescribed for the district in which they are situated, may be continued only so long as the existing or more restricted use continues and such use is not discontinued for more than two (2) years, and so long as the buildings or structures are maintained in their then structural conditions; and the uses of such buildings or structures shall conform to such regulations whenever they are enlarged, extended, reconstructed or structurally altered. No "nonconforming" building or structure may be moved on the same lot or to any other lot which is not properly zoned to meet "nonconforming" use.
Nothing herein contained shall be constructed to effect any building permit lawfully granted before adoption of this chapter, provided such building is completed within eighteen months after adoption of this chapter.
Any nonconforming building or structure which is hereafter damaged may be restored, reconstructed and used as before, provided, it be commenced within six (6) months and completed within twelve (12) months after the damage occurs.
Any building or structure which is a permitted use prescribed for the district in which it is located and is hereafter damaged may be restored, reconstructed and used as before. This restoration or reconstruction will not require the application for a special use permit when specified, provided, it be commenced within six (6) months and completed within twelve (12) months after the damage occurs. This article shall not have the effect of permitting any enlargement or extension of any nonconforming use or structure.
