PART 7

- MINIMUM LOT DIMENSIONS AND MAXIMUM LOT COVERAGE

Section 7.101. - [General provisions enumerated.]

The following minimum lot areas and widths are established:

A.

R-1 districts.

1.

For each detached single-family dwelling the minimum lot area shall be 8,800 square feet. The minimum lot width shall be 80 feet, and the minimum depth shall be 110 feet. In the case of irregular shaped lots where the side property lines are not parallel, the minimum lot width shall be measured along the minimum front yard building set back line as defined in section 12.102 of this ordinance.

2.

Residential lots platted before the effective date of this ordinance shall not be considered nonconforming if not less than 6,000 square feet in area nor less than 60 feet in width.

3.

a.

No one-bedroom unit shall contain less than 1,000 square feet of living area.

b.

No two-bedroom unit shall contain less than 1,250 square feet of living area.

c.

No living unit in excess of two bedrooms shall contain less than 1,450 square feet in living area.

4.

Maximum coverage. No more than 40 percent of the total area shall be covered by buildings.

B.

R-2 districts.

1.

For each common two single-family dwellings the minimum lot area shall be 12,000 square feet. The minimum lot width shall be 100 feet, and the minimum depth shall be 120 feet. In the case of irregular shaped lots where the side property lines are not parallel, the minimum lot width shall be measured along the minimum front yard building setback line as defined in section 12.102 of this ordinance.

2.

No one-bedroom unit shall contain less than 900 square feet of living area.

3.

No two-bedroom unit shall contain less than 1,100 square feet of living area.

4.

No three-bedroom unit shall contain less than 1,325 square feet of living area.

5.

Maximum coverage. No more than 40 percent of the total area shall be covered by buildings.

C.

R-3 districts.

1.

For low density multifamily dwellings minimum lot sizes shall not apply provided that there shall be no more than six living units per acre computed on the gross lot area, not to exceed nine units per acre on any single acre.

2.

No one-bedroom unit shall contain less than 650 square feet of living area.

3.

No two-bedroom unit shall contain less than 800 square feet of living area.

4.

No three-bedroom unit shall contain less than 1,000 square feet of living area.

5.

Maximum coverage. No more than 50 percent of the total area shall be covered by buildings.

D.

R-4 districts.

1.

For high density dwellings the minimum lot area shall be five acres.

2.

No one-bedroom unit shall contain less than 650 square feet of living area.

3.

No two-bedroom unit shall contain less than 800 square feet of living area.

4.

No three-bedroom unit shall contain less than 1,000 square feet of living area.

5.

Maximum coverage. No more than 50 percent of the total area shall be covered by buildings.

E.

R-5 districts.

1.

For high density dwellings minimum lot sizes shall not apply provided that there shall be no more than 14 living units on any single acre.

2.

No one-bedroom unit shall contain less than 900 square feet of living area.

3.

No two-bedroom unit shall contain less than 1,100 square feet of living area.

4.

No three-bedroom unit shall contain less than 1,325 square feet of living area.

5.

No more than 50 percent of the total area shall be covered by buildings.

F.

C-1 district. For each lot within the C-1 district the minimum lot area shall be 6,000 square feet. The minimum lot width shall be 60 feet and the minimum depth shall be 100 feet. No more than 50 percent of the total area shall be covered by buildings.

G.

C-2, C-O and M districts. Except as provided under special conditions as stated within this ordinance and subject to parking requirements there are no minimum lot dimensions or maximum lot coverage for the C-2, C-O or M districts.
