- OFF-STREET SPACES ARE REQUIRED

Section 8.101. - [General provisions enumerated.]

The following off-street parking spaces shall be provided:

A.

For single-family dwellings, two spaces.

B.

For multifamily dwellings and apartment hotels, two spaces for each living unit.

C.

For hotels, one space for each guestroom or suite of the first 20 individual guestrooms or suites, one additional parking space for each two guestrooms or suites in excess of 20 and not exceeding 40; one additional space for each four guestrooms or suites in excess of 40; plus one additional space for each four patron seats in rooms open to the nonresident public; plus one space for each 200 square feet of display area or ballroom.

D.

For motels, one space for each bedroom unit, plus one additional space for each four patron seats of facilities open to the nonresident public plus one space for each 200 square feet display area or ballroom area.

E.

For churches erected on new sites, one parking space on the lot for each four seats in the main auditorium.

F.

For elementary and junior high schools, public, parochial and private, two spaces for each classroom; for senior high schools, public, parochial and private, seven spaces for each classroom.

G.

For hospitals, one space for each hospital bed.

H.

For institutions, clubs, lodges, and public buildings, one space for each 150 square feet of floor area.

I.

For retail and wholesale commercial uses, one space for each 200 square feet of floor area and industrial uses.

J.

For warehouses, one space for each employee or maximum number employed and on duty at any one time, minimum four.

Section 8.102. - [Exceptions.]

The foregoing requirements are subject to the following general rules of exception:

A.

In the C-2, C-O and M districts, parking space may be provided on separate lot if within 300 feet of the building and two or more such owners may join together in the provision of this parking space, provided such space is sufficient to meet the combined minimum parking requirements of all such owners joining together.

B.

All driveways and off-street parking shall be paved with asphalt or concrete.

C.

Parking spaces may be provided in any yard in C-1, C-2, C-O and M districts except that no parking spaces may be provided in the front yard unless the building is set back at least 50 feet from the street right-of-way.

D.

Existing buildings not complying with off-street parking requirements may be remodeled, repaired and structurally altered but any enlargement must provide the parking spaces as required by the enlargement.

E.

No major recreational equipment shall be parked or stored on any lot in a residential district except in a carport or enclosed building, on a driveway, or in a required side or rear yard.

F.

No such equipment shall be used for living, sleeping, or housekeeping purposes when parked or stored on a residential lot.

G.

For purposes of these regulations, major recreational equipment is defined as including boats and boat trailers, travel trailers, pickup campers, or coaches (designed to be mounted on automotive vehicles), motorized dwellings, tent trailers, and the like, and cases or boxes used for transporting recreational equipment, whether occupied by such equipment or not.
