ZONING DISTRICTS AND MAP
The town is hereby divided into zoning districts as prescribed in article V of this chapter.

The boundaries of said zoning districts are hereby established as shown on the zoning map which, with all notations, references and other information shown, thereon, shall be as much a part of the chapter as if fully described herein. The zoning map shall be certified as the official copy by the town clerk; one copy shall be kept on display in the town hall and one copy shall be kept on display in the offices of the planning director. Maps and descriptions accompanying enacted amendments shall be displayed adjacent to the official copies until such time as the official copy is corrected.

In the event of changes in the town limits removing territory from the town, the district boundaries shall be construed as moving with the town limits. In the event of annexation into the town, such areas added to the town shall be in the rural conservation (RC) zoning district until otherwise rezoned in accordance with these regulations, or unless otherwise approved by town council prior to the referendum of annexation. The official zoning map shall reflect all changes in zoning districts.

When there is any uncertainty as to the intended location of any zoning district boundary on the zoning map, the planning director shall make an interpretation of said map upon request of any person. Any person aggrieved by any such interpretation may appeal such interpretation to the board of zoning appeals. The planning director and the board of zoning appeals, in interpreting the zoning map or deciding any appeal, shall apply the following standards:
(1)
Boundaries indicated as approximately following the centerlines of streets, highways or alleys shall be construed as following such centerlines.
(2)
Boundaries indicated as approximately following lot lines shall be construed as following such lot lines.
(3)
Boundaries indicated as approximately following town limits shall be construed as following such town limits.
(4)
Boundaries indicated as following railroad lines shall be construed to be midway between the main tracks.
(5)
Boundaries indicated as following shore lines shall be construed to follow such shore lines; in the event of change in the shore line, the boundary shall be construed as moving with the actual shore line; boundaries indicated approximately following the centerlines of streams, rivers, canals, lakes, or other bodies of water shall be construed as following such centerlines.
(6)
Boundaries indicated as parallel to or extensions of features indicated in subsections (1) through (5) of this section shall be so construed. Distances not specifically indicated on the zoning map shall be determined by reference to the scale of the map.
(7)
Where physical or cultural features existing on the ground are at variance with those shown on the zoning map, or in other circumstances not covered by subsections (1) through (6) of this section, the town planning director shall interpret the district boundaries.
(8)
Where a district boundary line divides a lot which was in single ownership at the time of passage of the ordinance from which this chapter is derived, the board of zoning appeals may permit as a special exception of the regulations for either portion of the lot.
