R-1 Suburban Residential District
§ 200-17 Statement of purpose and use summary.
The R-1 Suburban Residential District is established to provide for the development and maintenance of single-family residential neighborhoods together with activities that are compatible and normally associated with residential neighborhoods.
Minimum lot size for a multifamily dwelling structure in the R-1 District shall be two acres for the first dwelling unit and 15,000 square feet for each additional unit. Single or joint ownership of multidwelling structures may be permitted.
At least two off-street parking spaces shall be provided for each dwelling unit and such space shall be within 150 feet of any commonly used entranceway for such dwelling units.
The developer shall provide an approved (PA-DEP) sanitary sewage disposal system of sufficient size and design to adequately serve the maximum designed capacity of the proposed residential units in the development in lieu of connection to an approved municipal sewage system.
All multifamily dwelling unit development shall be subject to preliminary site plan review and approval in accordance with the following application requirements.
Location and identification of open space, streets and all other means for pedestrian and vehicular circulation, parks, recreational areas and other nonbuilding sites;
Farm animals may be raised and cared for in R-1 Districts, provided that the property contains a minimum of two contiguous acres of land in conjunction with the primary residence of the animal owner. There shall be a maximum of four animals per qualified residential site.
Structural conditions, sanitation, entrances and exits, fire control and other appropriate elements must be certified for compliance with applicable local, state and federal requirements.
Ingress and egress for all site access and off-street parking shall be situated in a manner to minimize interference with through traffic movements on adjacent street rights-of-way.
