17.12.010 - Establishment and designation of zones.

The following zones are established within the city, in order to carry out the purposes of this title:

R-1 Single-family residential

R-2 Light-multiple residential

R-3 Heavy-multiple residential

A-1 Agricultural

C-P Commercial-professional

C-1 Neighborhood commercial

C-2 Heavy commercial

C-3 Heavy commercial-residential

C-M Commercial manufacturing

M-1 Light manufacturing

M-2 Heavy manufacturing

Q Quarry zone

The most restrictive zone under this code shall be zone R-1; the other zones shall be less restrictive in the order set forth in this section.

17.12.020 - Zoning map adopted—On file.

There is adopted the "Official Zoning Map of the City of Irwindale," dated September 12, 1972, and incorporated in this code by this reference. All properties within the city are placed in such zones as indicated on the map. The original copy of the map is on file in the office of the city clerk of the city, and all changes to the map shall be noted thereon as soon as the same become effective. The official zoning map for the city may be amended by reference thereto, and by reference to this section.

17.12.030 - Uncertainty of boundaries.

Where uncertainty exists as to boundaries of any zone shown upon the official zoning map, or any part thereof or amendment thereto, the following provisions shall apply:

A.

Where boundaries are indicated as approximately following the centerline of streets or alleys or the lot lines, such lines shall be construed to be such boundaries.

B.

Where a street or alley, or any portion of the same, is officially vacated or abandoned, the area comprising such vacated street or alley shall acquire the zone classification of the property to which it reverts.

C.

Areas of dedicated streets or alleys and railroad rights-of-way, other than as are designated on the official zoning map as being classified in one of the zones provided in this title, shall be in zone R-1.

17.12.040 - Zone classification—Annexations.

Areas annexed to the city shall be classified in the same, or nearest comparable zone classification in which such property was classified by the county, or other agency, at the time of such annexation, unless action is taken to zone such property pursuant to applicable state laws.

17.12.050 - Zone classification—Undesignated property.

Any property, which, for any reason, is not designated on the zoning map as being classified in any of the zones established in Section 17.12.010, shall be classified in the same zone as the abutting property which is most restrictively zoned.

17.12.060 - Zone classification—Clarification of ambiguity.

If an ambiguity is found with reference to these regulations, concerning the appropriate classification of a particular use or any other ambiguity regarding the regulations contained in this title, the planning commission shall consider the matter and shall, by resolution, recommend to the city council the appropriate clarification for such ambiguity. When such a planning commission resolution has been approved by the city council, the same shall be in force and effect and shall govern the interpretation of the affected provisions of this title, to which the same relates, until such time as an appropriate amendment thereto has been duly adopted.

17.12.070 - Building permits and certificates of occupancy denied for noncompliance.

No building permit or certificate of occupancy shall be issued for any building or structure which has been erected or constructed in violation of any provision of this title.
