A.   Churches presently existing in any residential zone may be allowed to expand structures by special use permit in accordance with the procedures set forth elsewhere in this title for the processing of applications for such permits.
B.   All manufactured homes located within any zoning district of the city must meet the following requirements:
   1.   Every manufactured home shall be composed of two (2) or more sections and must enclose a space of not less than one thousand (1,000) square feet on a single level.
   2.   Every manufactured home must be placed on an excavated and backfilled foundation and must have an enclosed perimeter.
   3.   Every manufactured home shall have a pitched roof not less than three feet (3') in height for each twelve feet (12') in width.
   4.   Every manufactured home shall have exterior siding and roofing which in color, material and appearance is similar to the exterior siding and roofing material commonly used in residential dwellings predominantly found in the neighborhood in which it is located as determined by the building official of the city.
   5.   Mobile homes rehabilitated in accordance with the provisions of Idaho Code 44-2501 et seq., shall be regarded as manufactured homes for the purpose of this title and the schedule of uses in this section.
   6.   Manufactured homes or rehabilitated mobile homes under Idaho Code 44-2501 meeting all the requirements of this title, except for the size requirement, may be placed in manufactured home or "mobile home parks" as presently defined in section 15.24.010 of this code.
   7.   A mobile home not rehabilitated in accordance with Idaho Code 44-2501 et seq., shall not be placed within any zoning district of the city. (Ord 1225, 2024: Ord. 1198, 2021: Ord. 1192, 2020: Ord. 1158, 2016: Ord. 1083, 2011: Ord. 1074, 2010: Ord. 1070, 2010; Ord. 1233, 11-5-2024)

B.   Note Conditions:
   1.   Setback reductions (to be measured from the foundation to the property line):
      a.   No portion of the structure may extend more than three feet (3') into the side yard setback;
      b.   Open structures such as porches, canopies, balconies, platforms, carports, covered patios and similar architectural projections shall be considered part of the building to which it is attached and shall not project more than fifteen feet (15') into the required rear yard setback;
      c.   A garage, carport or other accessory building detached from a residential structure may be constructed within three feet (3') from the rear and side property line within the zones and for the yards indicated.
   2.   In zones C-1, C-2, and C-3, no structure shall occupy more than eighty percent (80%) of the total lot size.
C.   Residential Buildings: All residential buildings in residential districts must meet residential official height and area regulations.
D.   Structures Not Containing Sprinkler Fire Control System: Structures not containing a sprinkler type fire control system may be further limited in height. This is to be determined by the Jerome city fire chief or his designee and their interpretation and review of the international fire code.
E.   Front Yard Setbacks: Fifteen foot (15') front yard setbacks are permissible on the following lots fronting East and West Avenues D, E, F and G, and East and West Streets 4th, 5th, 6th and 7th:

17.14.030: SPECIAL USE PERMITS:

Structures in excess of the height limits established in section 17.14.020 of this chapter may be allowed by special use permit utilizing the procedures set forth in section 17.60.060 of this title. (Ord. 1070, 2010)
