Industrial District
§ 300-28 Purpose.
The purpose of the Industrial District is to permit and encourage industrial uses that will be located and harmoniously developed in appropriate parts of the Borough, contributing to the soundness of its economic base, providing local employment opportunities convenient to residences, thus reducing traffic and travel to and from work, and otherwise to further the purposes of this chapter. Residential and commercial uses are included with this district based on the historic development pattern of the Borough and their proximity to similar uses, compatibility with adjoining uses, the availability of utilities and the road network available to serve the neighborhood.
§ 300-29 Use regulations.
A.
Permitted uses.

Automotive car wash, repair, sales, service, convenience market (see supplemental regulations in Article XI);
(3)
Contractor office, storage yards;
(4)
Essential services (no zoning permit required);
(5)
Manufacturing, warehousing, laboratory, printing;
(6)
Mobile home sales;
(7)
Motor truck and equipment sales/maintenance facility;
(8)
Parking lot/parking garage (as principal use);
(9)
Professional office;
(10)
Shopping center/strip mall; and
(11)
Trucking terminal.
B.
Conditional uses (criteria found in Article XI).

Dwelling above commercial use;
(2)
Dwelling, multifamily;
(3)
Dwelling, single-family detached;
(4)
Dwelling, townhouse;
(5)
Dwelling, two-family;
(6)
Junkyard or salvage yard;
(7)
Kennels;
(8)
Multiple-family housing development, retirement housing complex or townhouse development; and
(9)
Public or quasi-public use, public service facility.

A.
Multifamily housing development, retirement housing complex or townhouse development.
(1)
Minimum lot area: two acres.
(2)
Maximum density: 10 units/acre.
(3)
Minimum lot width: 200 feet.
(4)
Minimum yards.
(5)
Maximum number of townhouse units per building: eight units.
(6)
Minimum separation between buildings: 40 feet.
(7)
Minimum separation building to driveways and parking areas. (does not apply to garages incorporated within the building structure): 15 feet.
