"R-4" High-Density Residential District

Section 405.365 Purpose.

This district is intended to allow the highest density residential neighborhood and incorporate some commercial opportunities that create mixed walkable neighborhoods.

Section 405.385 Special Regulations.

A. 
Site Plan Required. An application for all permitted and conditional uses, except for single-family and duplex structures, shall include a site plan in accordance with the provisions of Section 405.140, Site Plan Requirements.
B. 
Dwelling Unit Size. The dwelling unit size standards in the "R-2" District for single-family and two-family structures shall apply for similar structures in the "R-4" District.
C. 
Lot Split For Duplex. A two-family dwelling unit (duplex) may be divided by a lot split application as separate dwelling units under separate ownership and such ownership shall not constitute a violation of the lot and yard requirements, provided each dwelling unit shall have separate water and sanitary sewer service lines.
