ARTICLE 21
Establishment of Zoning Districts
§ 120-21.1 Designation of zoning districts.
[Amended at time of adoption of Code (see Ch. 1, General Provisions, Art. II)]
For the purpose of this Part 3, the Borough is hereby divided into 16 classes of land use districts, including overlay zones, as follows:
R-6 Low Density Single-Family Residential Zone District |
R-5 Medium Density Single-Family Residential Zone District |
R-5A High Density One- and Two-Family Residential Zone District |
BD Boulevard Downtown Zone District |
AC Area Commercial Zone District |
C Commercial Zone District |
OR Office Research Zone District |
I Industrial Zone District |
G Government Zone District |
P Park Zone District |
CE Cemetery Zone District |
CS Community Serving Zone District |
SLO Senior Living Overlay Zone District |
GO Gateway Overlay Zone District |
Boulevard Downtown Residential Overlay |

§ 120-21.2 Zoning Map. [1]

The location and boundaries of districts established herein are shown on the current Zoning Map, as amended, which map accompanies and is declared to be part of this Part 3. The Zoning Map is on file in the office of the Zoning Officer and the Borough Engineer and is hereby incorporated in and made a part of this Part 3 as though appended thereto.

§ 120-21.3 District boundaries.
Where uncertainty exists as to the boundaries of any of the districts established, as shown on the Zoning District Map, the following rules shall apply:
A.
District boundary lines are intended to follow the center line of streets, alleys, and watercourses, parkway and railroad rights-of-way, or lots and parcels as they exist on plots of record at the time of the enactment of this Part 3.
B.
Where such a district boundary line does not coincide with such center lines, right-of-way lines or lot or parcel lines, or where it is not shown by dimensions or otherwise clearly indicated, its location shall be determined by the scale of the map.
C.
Where a boundary line dividing two or more districts divides a lot or parcel of record, the district covering the greatest portion of the frontage of such lot or parcel shall be considered as extending to the entire lot or parcel, provided that such extension shall be within 50 feet of the dividing boundary line and shall include the entire lot or parcel.
