ARTICLE VIII
Business A District
§ 105-40 Restricted uses.
A.
In any Business A District, no building or premises shall be used and no building or part of a building shall be erected which is arranged, intended or designed to be used in whole or in part for any fabricating, manufacturing, converting, altering, finishing or assembling where mechanical power exceeding five rated horsepower is used and where steam pressure in excess of 15 pounds gauge pressure is produced and where the major object of the establishment is to produce goods for sale other than at retail on the premises or to furnish a service other than for residents of the locality and where more than five mechanics or workers are habitually engaged on such work, except that in the following listed industries the maximum number of workers engaged on such work shall be specified below:

No internal combustion engine shall be used in any building unless vibration is eliminated and it is equipped and operated with an effective muffler or silencer so as to eliminate noise.
C.
No building or premises shall be used for any trade, industry or purposes that is noxious or offensive by reason of the emission of odor, dust, smoke, gas or noise or that is dangerous to public health or safety.
D.
No building or premises shall be used for the sale of prepared food or consumption on the premises, except by waiter or waitress service to persons seated at tables or counters located within the building to be eaten at such tables or counters. No building or premises shall be used for the sale of food for consumption off the premises, except for a retail grocery, a delicatessen, other store primarily selling food items packaged in units of more than one portion or a restaurant selling take-out orders, provided that such orders are only an incidental part of the business of such restaurant consisting of less than 10% of its gross sales.

§ 105-41 Prohibited uses.
No building or premises shall be used, and no building shall be erected or altered which is arranged, intended or designed to be used for any of the following specific trades, industries or uses:

Creosote treatment or manufacture |
Disinfectant, insecticide or poison manufacture |
Distillation of coal, petroleum, refuse, grain, wood or bones, except in the manufacture of gas |
Dry cleaning |
Dyeing |
Dye or color manufacture |
Emery cloth and sandpaper manufacture |
Explosives manufacture or storage, except small arms ammunition |
Fertilizer manufacture |
Forge plant |

§ 105-42 Height limitations; permitted buildings.
Business buildings shall not be more than two stories in height. Any building permitted in the Residence C District shall be permitted in the Business A District subject to the same regulations. Buildings and uses prohibited in Residence C Districts are prohibited in the Business A District, except as permitted in this Article.
§ 105-43 Inner courts.
Where the sole means of bringing adequate exterior light and air to windows of a living or sleeping room is by means of an inner court, this court shall be at least 10 feet in dimensions at its lowest story, 14 feet at its second story and 18 feet at its third story. Such court shall always be at least twice as long as it is wide, or of an equivalent area.
§ 105-44 Rear yards.
Notwithstanding any other provisions, a rear yard shall be as deep as the height of any building.
§ 105-45 Buildings fronting on Northern Boulevard.
No setback is required for buildings fronting on Northern Boulevard.
§ 105-46 Gasoline service stations.
A.
No more than one gasoline service station shall be located on any one street front between any two intersecting streets or, if there is no intersecting street or streets, within 200 feet of any existing gasoline service station on the same side of the street.
B.
For the purpose of this section, a gasoline service station located on a corner of intersecting streets shall be considered as being located on the street in front of both such intersecting streets.
§ 105-47 District boundaries.

The Business A District shall be those areas lying between the easterly and westerly boundary lines of the Village extending 100 feet south of the southerly line of Northern Boulevard.
§ 105-48 Off-street parking.

A.
No building shall be erected, nor shall any building be structurally altered so as to increase the gross floor area, nor shall any building be converted for a more intensive use in the Business A District, unless there shall be provided not less than one qualified off-street parking space meeting the requirements of Article XXI hereof for each 150 square feet of floor area, or additional fraction thereof, as floor area is defined in § 105-207 hereof.
B.
Such parking areas shall not be used for any purpose other than auxiliary to a building on the same plot and only for the temporary parking of automobiles or smaller vehicles. In no event shall the parking of vehicles be permitted on any streets in or adjacent to the business district.
