11 - RESIDENTIAL ESTATE DISTRICT
Tracts or areas designated by the city council as being Residential Estate District (RE) shall be identified on the official zoning map of the city and in other official writings by the letters "RE".

This district is intended to provide a location for those subdivisions that are to be developed using large lots with lower residential density than permitted in other residential district classifications. It is intended to provide a location for the subdivision situated on the fringe of the urban area, which will be undergoing urbanization in the near future or in locations where the lower density will provide a "buffer" for the U.S. Army Installation of Fort Sill.

A.
Property and buildings in an RE district shall be used only for the following purposes:
1.
Detached single-family dwelling.
2.
Schools offering general educational courses the same as ordinarily given in public schools and having no rooms regularly used for housing and sleeping.
3.
Church, temple, or other place of worship.
4.
Public park or playground.
5.
Accessory buildings, including detached garages, barns, sheds and other buildings which are not part of the larger main dwelling and may not be rented or leased, nor used as a permanent dwelling.

A.
The following uses may be permitted on review in an RE district in accordance with Section 18-113 of this code:
1.
One guesthouse on lots two acres in size, which is secondary to the larger, detached single-family dwelling, and which may not be rented or leased. Lots three acres or greater in size may have two guesthouses with the same restrictions. However, the maximum floor area of each guesthouse may not exceed forty percent (40%) of the floor area of the ground floor of larger main dwelling unit.
2.
The keeping of horses on lots five acres or more in size in accordance with the regulations of the city-county health department and city code.
3.
Private recreation operated by the Home Owner's Association for residents of the subdivision or immediate area.
4.
Municipal use or public buildings and public utility.
5.
Home occupations.

All buildings shall be set back from street right-of-way lines to comply with the following:
A.
The minimum setback of the front yard shall be fifty feet (50′).
B.
When a lot has double frontage the front yard requirements shall be provided on both streets.

All buildings shall be set back to comply with the following:
A.
The minimum width of the side yard shall be twenty-five feet (25′) or the height of the building, whichever is greater.
B.
On any corner lot a building shall be set back from the street right-of-way line of the intersecting street a distance of at least fifty feet (50′).

There shall be a rear yard having a depth of at least thirty feet (30′) or the height of the building, whichever is greater. Unattached one-story buildings of accessory use and an approved guesthouse shall be set back at least twenty-five feet (25′) from the utility easement, alley or rear lot line or the height of the building, whichever is greater.

There shall be a minimum lot width of one hundred fifty feet (150′) at the building limit line, and such lot shall abut on a street for a distance of not less than seventy-five feet (75′) except that on a cul-de-sac turn around this may be reduced to fifty feet (50′).

There shall be a minimum lot area of not less than one acre.

The maximum depth of any lot shall not be more than four times the lot width at the building limit line.

No structure shall exceed three stories or forty-two feet (42′) in height.
