ARTICLE II

DISTRICTS AND BOUNDARIES

Sec. 50-43.- Districts designated; purpose.

(a)

The city hereby designates zoning districts for the following reasons:

(1)

To classify, regulate and restrict the location of trades, industries, residential uses and other uses, as well as the location of buildings designed for specified uses;

(2)

To regulate and limit the height and bulk of buildings;

(3)

To regulate and limit the intensity of the use of lots;

(4)

To regulate and determine the area of yards and other open spaces surrounding buildings; and

(5)

To regulate and restrict the density of population.

(b)

The city's zoning jurisdiction is divided into the following designated districts:

(1)

F-P Floodplain District.

(2)

A-1 Agricultural District.

(3)

R-S Suburban Single-Family Dwelling District.

(4)

R Single-Family Dwelling District.

(5)

R-1 Single-Family Dwelling District.

(6)

R-2 Two-Family Dwelling District.

(7)

R-3 Multiple-Family Dwelling District.

(8)

PUD Planned Unit Development District.

(9)

M-H Manufactured Home District.

(10)

M-P Manufactured Home Park District.

(11)

S-1 College and Institutional District.

(12)

C-S Highway Service District.

(13)

C-1 Neighborhood Shopping District.

(14)

C-2 Retail Business District.

(15)

C-3 General Business District.

(16)

I-1 Light Industrial District.

(17)

I-2 Heavy Industrial District.

I-P Industrial Park District.

Sec. 50-44. - Zoning district map.

The boundaries of the zoning districts are shown on the map and/or sections thereof attached hereto and made a part of this chapter, which map is designated as the "Zoning Map, City of Lindsborg, Kansas." The zoning map and all the notations, references and other information shown thereon are a part of this chapter and have the same force and effect as if said map and all the notations, references and other information shown thereon were fully set forth or described in these regulations. Copies of the zoning map are properly attested and are on file with the city clerk.

Sec. 50-45. - Annexation rule.

All territory that may hereafter be annexed to the city shall be annexed as the zone recommended by the planning commission and approved by the governing body until or unless otherwise changed by ordinance.
