CHAPTER 1284

O-I Office/Industrial District

1284.01 PURPOSE

   It is the purpose of the "O-P' District to provide appropriate and convenient locations for the provision of professional and administrative services and similar ancillary uses and the manufacture of products and processes in which dust, smoke, fumes, glare, odors, noise or other potentially objectionable influences can be located in a controlled environment.

1284.02 PRINCIPALLY PERMITTED USES

   Principally permitted uses shall be as follows:
   A.   Commercial Plant Nurseries.
   B.   Corporate or Business Training Facility.
   C.   Financial Institution.
   D.   Industrial Business Park.
   E.   Industrial Planned Development.
   F.   Industrial Uses.
   G.   Medical Clinic.
   H.   Office Business Park.
   I.   Office, Business or Professional.
   J.   Public Park or Recreation Area.
   K.   Public Recreation Facilities.
   L.   Public Utilities.
   M.   Recording, Radio or Television Studio.
   N.   Research and Development Laboratory.
   O.   Retail.
   P.   Showrooms and Salesrooms for Wholesale Distribution.
   Q.   Workshops and Custom Small Industrial Use.

1284.03 ACCESSORY PERMITTED USES

   Accessory permitted uses shall be as follows:
   A.   Child Day Care Center.
   B.   Attached or Detached Garage and Storage Structures.
   C.   Drive-in or Drive Through.
   D.   Fences and Walls.
   E.   Heliports.
   F.   Parking Structure.
   G.   Private Swimming Pools, Tennis Courts and Basketball Courts.
   H.   Satellite Dishes.
   I.   Signs.
   J.   Warehousing, Distribution and Enclosed Storage. Such warehousing and storage shall be related to an industrial use and shall be limited to ten percent (10%) of the gross floor area of the industrial use.
   K.   Uses, buildings or structures customarily incidental to a principal permitted use or conditionally permitted use located on the same lot therewith.

1284.04 CONDITIONALLY PERMITTED USES.

   Conditionally permitted uses are as follows:
   A.   New Automobile Dealer.
   B.   Automobile Repair and Service.
   C.   Car Wash.
   D.   Commercial Recreation.
   E.   Convention or Conference Center.
   F.   Day Care Center, Adult or Child.
   G.   Educational Institution.
   H.   Government Facilities, Offices and Services.
   I.   Hospital, Including Heliports as an Accessory Use.
   J.   Public Operations involving the Operation, Parking and Maintenance of vehicles, Cleaning of Equipment, or Work Processes Involving Solvents, Transfer Stations, Storage of Goods, etc.
   K.   Vehicle and Equipment Rental.
   L.   Wholesale Trade.

   M.   Storage up to 40 percent of the gross floor area is permitted.
   N.   Logistical services provided that in addition to the General Standards and Factors listed in Section 1262.13B.1. and 1. the following criteria also be considered by the Planning Commission:
       1.   The use of the property prior to the enactment of Ordinance 2000-128 which was passed on December 6, 2000.
      2.   The proposed use must be supportive of creating quality jobs, that is, jobs that pay adequate wages and provide reasonable benefits.
      3.   The number of jobs to be created in the near term and in the long run.
      4.   The potential revenue for the City of Maple Heights and the Maple Heights School System.

1284.05 MINIMUM LOT AREA AND WIDTH

   There shall be no minimum lot area for properties in this district provided, however, that all other requirements of this district are met. However, there shall be a minimum lot width of 150 feet for properties in this district.

1284.06 YARD SETBACKS

   The yard setback requirements for properties in this district shall be as follows:
   A.   The minimum front yard setback for uses in this district shall be 50 feet.
   B.   The minimum side yard setback for uses in this district shall be 50 feet if adjoining a residential district or 15 feet each side yard if adjoining any other district or street.
   C.   There shall be no minimum rear yard setback for uses in this district unless adjoining a residential district, then the minimum rear yard setback shall be 75 feet.

1284.07 HEIGHT REQUIREMENTS

   The maximum height requirements for buildings within this district are as follows:
   A.   Principally permitted uses shall not exceed a height of 50 feet.
   B.   Accessory permitted uses shall not exceed a height of 20 feet.

1284.08 LAND USE INTENSITY

   The maximum lot coverage for properties in this district shall be as follows:
   A.   The main building and related accessory structures of all other uses shall not cover more than 60% of the lot.
   B.   In no case shall the impervious surface cover more than 75% of the lot.

1284.09 OFF-STREET PARKING AND LOADING

   Off-street parking and loading shall be required as specified in Chapter 1290, Off-Street Parking and Loading.
