(A)   A valid zoning permit, must be obtained in accordance with §§ 154.230 et seq.

   (B)   The following uses are permitted:

      (1)   Art galleries;

      (2)   Cemeteries (see § 154.051);

      (3)   Churches and their adjacent residential dwellings;

      (4)   Community centers;

      (5)   Funeral homes (see § 154.051);

      (6)   Administrative offices;

      (7)   Libraries;

      (8)   Medical and surgical hospitals, medical centers, clinics;

      (9)   Museums;

      (10)   Parks and playgrounds (see § 154.051);

      (11)   Public schools, elementary and high, and private schools having a curriculum similar to a public school;

      (12)   Rest or convalescent homes, including homes for aged or infirm; and

      (13)   Accessory building and uses.

   No building or structure shall be erected to a height in excess of 40 feet.

   The lot area shall be not less than 20,000 square feet and the lot width shall be at least 100 feet unless otherwise specified herein.

   The following yard requirements shall apply to all yards in the Institutional District unless otherwise specified.

   (A)   Front yard. Each lot shall have a minimum front yard of not less than 25 feet.

   (B)   Side and rear yards.

      (1)   Each lot shall have a side yard of not less than 15 feet each.

      (2)   On a corner lot the street side yard shall equal the required front yard for the lots facing that street.

      (3)   The rear yard of a double frontage lot shall meet the front yard dimensional requirement.

   (C)   Minimum rear yard. Each lot shall have a minimum rear yard of not less than 25 feet.
