For the purpose of regulating and restricting the location of trades, industries, apartment houses, two-family houses and other uses of property, the number of square feet of lot area per family housed, the width of lots, the location and size of yards and the height of buildings, the Municipality is hereby divided into ten classes of use districts termed respectively:
Class U-1 or Single-Family House Districts,
Class U-2 or Two-Family House Districts,
Class U-3 or Apartment House Districts,
Class U-3AA or Restricted Multi-Story Apartment House District,
Planned Residential Development District,
Local Business District,
Small Office Building District,
Motorist Service District,
Office Laboratory District, and
Production-Distribution District,
and into three classes of area districts termed respectively:
Class A-l,
Class A-2, and
Class A-3;
all as shown on the revised district and zone map prepared by the F.A. Pease Engineering Co., and duly approved by the Planning and Zoning Commission and by Council and dated July 19, 1948, as amended, which revised district and zone map is made a part hereof. The use and area districts designations shown on the map are hereby established. The map designations and the map designation rules which accompany the map are hereby declared to be part thereof. No building or premises shall be erected or used except in conformity with the regulations herein prescribed for the use and area districts in which such building or premises is located.

1153.02 CLASSIFICATION OF USES.
For the purposes of this Zoning Code, the various uses of buildings and premises are divided into groups, classes and subdivisions as set forth in the following classification of uses:
(a) Class U-1 Uses: (Single-family House)
(1) Single-family dwelling.
(2) Farming, nursery, truck gardening.
(3) Any municipal use by the Municipality.
(b) Class U-2 Uses: (Two-Family House)
(1) Two-family dwelling.
(c) Class U-3 Uses: (Apartment House)
(1) Apartment house.
(2) Hotel.
(3) Motel.
(d) Class U-3AA Uses: (Restricted Multi-Story Apartment House)
(1) Restricted multi-story apartment house.
(2) Accessory uses as hereinafter defined.
(e) Class U-5 Uses: (Commercial, Conditional Use Permit)

(2) Warehouse for building materials, contractor's equipment, lumber, wood or household goods.
(3) Ice manufacturing or dispensing, ice cream manufacturing, bottling works, milk bottling of central distribution station, cold storage plant.
(4) Gasoline or oil station, appliance and utility repairing.
(14) Garage or repair shop for automobiles, automobile dealer.
(15) Greenhouse.
(16) Any other use which in the determination of the Planning and Zoning Commission is in keeping with the uses permitted herein as Class U-5 uses and is not injurious, obnoxious or offensive by reason of emission of refuse water, odor, dust, fumes, vibrations, smoke, gas, noise or otherwise and is not dangerous to life, health, property or morals and will not cause undue congestion on the public highways.
(3) Any public utility not included in a Class U-1, U-2, U-3, Local Business District or U-5 use.
(4) Church, private school, library.
(5) Community center building, private club, except a club the chief activity of which is a service customarily carried on as a business.
(6) Public park, public playground, public recreation building, water tower, reservoir.
(7) Motor bus terminal and repair depot for buses.
(8) Golf course.
(9) Home occupations in conformance with the standards set forth in Section 1157.09(b) and in conformance with any guidelines established by the Planning and Zoning Commission under Section 1149.02(h).
(10) Any other use which in the determination of the Planning and Zoning Commission is in keeping with the uses permitted herein as Class U-6 uses and is not injurious, obnoxious or offensive by reason of emission of refuse water, odor, dust, fumes, vibrations, smoke, gas, noise or otherwise, and is not dangerous to life, health, property or morals and will not cause undue congestion on the public highways.
(1) A manufacturing or industrial operation of any kind other than listed hereinabove or in any other applicable provision of this Zoning Code, as amended, unless a conditional use permit is given by the Planning and Zoning Commission in accordance with paragraph (16) under Class U-5 uses or paragraph (a) under Class U-6 uses
(3) Storage of scrap iron, scrap paper, rags or other junk, and operation of junk or scrap yard or auto graveyard. A junk or scrap yard shall mean land open to the sky, used as a place of storage or deposit of scrap metal, papers, rags or glass. An auto graveyard is a place containing one or more unhoused, dismantled or disabled motor vehicle without current year Ohio license plates; or a vehicle on blocks with or without current license plates. Any vehicle stored outside shall be operable and in good appearance, and if temporarily inoperable, the maximum storage of an inoperable vehicle is sixty days, providing same is not on blocks. Any dispute with the interpretation or enforcement of this section can be appealed to the Board of Zoning Appeals.

(4) Reduction of garbage, refuse, offal or dead animals.
(5) Storage of explosives, except temporary storage by contractors constructing public improvements in accordance with the ordinances of the Municipality pertaining to explosives.
(6) Wholesale produce market, wholesale produce sales room.
(8) Eating establishments with drive-thru window service.

(9) Incineration of garbage, refuse, rubbish, waste, offal or dead animals brought into the Municipality from outside the Municipality;
(10) Dumping or burying of garbage or refuse brought from outside the Municipality;
(11) Refuse or rubbish dump other than operated by the Municipality;
(12) Any other use which, in the determination of Council, is injurious, obnoxious, offensive, inimitable to health or a nuisance.
