CHAPTER 1169

Small Office Building District

1169.01 INTENT.

   Small Office Building Districts and their regulations are hereby created to encourage the construction of small office-type buildings, which will serve the needs of the Municipality for medical, professional, banking, savings and loan, insurance, executive, administrative and funeral home services, in one-story buildings, which will provide the highest and best use of the land and will protect nearby neighborhoods by restricting the types of uses of the land.

1169.02 CONFORMANCE.

   In order to carry out the purposes of this chapter, Small Office Building District and regulations are hereby established.
   Buildings and land shall be used only for the uses specifically set forth as permitted in this district and not for uses enumerated in a prior or subsequent use classification of the Zoning Code unless such uses are herein specifically permitted.

1169.03 USES PERMITTED.

   Buildings and land in a Small Office Building District shall be used only for the purposes hereinafter set forth and in buildings not more than one-story in height: Physicians' and dentists' offices; medical centers; other professional offices; banking, savings and loan, and other financial offices; governmental, executive and administrative offices; funeral homes.

1169.04 REGULATIONS.

   Except as otherwise provided in this chapter, all matters pertaining to accessory uses, area regulations, yard regulations, off-street parking and loading regulations, sign regulations and development plans shall be governed by the provisions of Chapter 1165 pertaining to Local Business Districts, as the same has been and in the future may from time to time be amended.
