CHAPTER 17

42 - "H" HOSPITAL DISTRICT.

17.42.010 - Establishment of an "H" hospital district.

There is hereby established an "H" hospital district in the zoning code. A building or premises and all other real property exclusive of rights-of-way in the "H" hospital district shall be used only and exclusively for the following specifically permitted purposes, with all other uses not enumerated below being expressly prohibited:

A.

Medical hospitals.

B.

Ambulatory centers associated with hospitals.

C.

Medical offices and clinics associated with hospitals.

D.

Off-street parking and loading associated with hospitals.

E.

Gymnasiums, pools, and rehabilitation centers located and confined in a hospital facility and associated with hospitals.

17.42.020 - Standards.

A.

Height. There shall be a seventy-five-foot limitation on the height of a building in a "H" hospital district.

B.

Parking. Off-street parking and loading must be provided. Any permitted use under this Chapter 17.42 seeking approval or licensure or occupancy permits under the village code shall make an application for review of the sufficiency of available off-street parking and loading births by the PZBA pursuant to Section 2.68.080 of the village code.

C.

Setbacks and Standards. For any "H" hospital district property, except for new construction buildings fronting any numbered state or federal highway, there shall be a twenty-foot setback for buildings only from such roads. For any new construction, fronting any numbered state or federal highway, there shall be a five-foot setback for buildings only from such roads. "Buildings," for the purpose of this section only, means buildings which are affixed into the land.

Rear Yard. There shall be a rear yard of not less than ten (10) percent of the depth of the lot; provided, however, that such rear yard need not exceed ten (10) feet in depth for all buildings.

Side Yard. A side yard, if provided, shall be not less than three feet wide for all buildings excluding new construction buildings. A side yard shall be not less than five feet wide for all new construction buildings.

Outer Court. An outer court shall be not less than three feet wide, nor less than one-ninth the length of such court from the closed end.

Inner Court. An inner court shall be not less than six feet wide for all new construction buildings.

5.

Front Yard. There shall be a front yard of not less than five feet wide for all new construction buildings.

17.42.030 - Hospitals as permitted or special uses.

All provisions of the zoning code whereby hospitals, sanitariums or any other use permitted pursuant to this Chapter 17 of the village code are hereby stricken and held for naught, including, without limitation Section 17.32.010 such that hospitals and sanitariums are solely permitted in the "H" hospital district.
