ARTICLE VII

INDUSTRIAL DISTRICTS

Sec. 42-494. - Scope.

The regulations set forth in this division or set forth elsewhere in this division when referred to in this division are the regulations of the I-1 Light Industrial District.

Sec. 42-495. - Use regulations.

(1)

Within the I-1 Light Industrial District, a building or premises shall be used only for the purposes found in section 42-212 (permitted use table).

(2)

Accessory buildings or uses in I-1 shall be subject to the provisions of section 42-622.

(3)

The maximum square footage and height of any residential accessory building shall not exceed the footprint or height of the main building.

(4)

Additions or alterations to a nonconforming building shall be in compliance with the height and area requirements of the I-1 district in which it is situated.

Sec. 42-496. - Height and area regulations.

(1) The minimum square footage of living space for a single-family and two-family dwelling shall be determined by the average square footage of living space of the existing dwellings located on each side of the street where the new dwelling is to be constructed, provided that no dwelling constructed in a residential district shall be less than 600 square feet of living space. Furthermore, the living space of a dwelling shall be equal to or greater than attached garage or storage space.
(2) There shall be a minimum setback of twenty (20) feet along any public street in all industrial districts.
(3) No side yard is required for nonresidential buildings, except that on a lot abutting a residential district, there shall be a side yard of not less than ten (10) feet. Side yards for dwellings shall be not less than five feet.

Sec. 42-497. - Off-street parking and loading regulations.

Off-street parking and loading spaces shall be provided in accordance with the requirements for specific uses set forth in article X of this chapter.

Sec. 42-518. - Scope.

The regulations set forth in this division or set forth elsewhere in this division when referred to in this division are the regulations of the I-2 Heavy Industrial District.

Sec. 42-519. - Use regulations.

(1)

Within the I-2 Heavy Industrial District, a building or premises shall be used only for the purposes found in section 42-212 (permitted use table).

(2)

Uses within the I-2 Heavy Industrial District shall be subject to the provisions of 42-579 (height and area table).

(3)

Accessory buildings or uses in I-2 shall be subject to the provisions of section 42-622.

(4)

Additions or alterations to a nonconforming building shall be in compliance with the height and area requirements of the I-2 district in which it is situated.

(5)

Any building or premises may be used for any purpose not in conflict with any provision of this Code or other ordinance of the city, provided that no building shall be erected, reconstructed or structurally altered for residential purposes, except for resident watchmen and caretakers employed on the premises, and provided further that no building permit shall be issued for any of the following uses until and unless the location of such use shall have been approved by the city council after report by the planning and zoning commission:

a.

Acid manufacturing;

b.

Ammonia manufacturing, refining, or wholesale storage;

c.

Cement, lime, gypsum, plaster of Paris, or clay products manufacturing;

d.

Distillation of bones and glue manufacturing;

e.

Explosives manufacturing or storage;

f.

Fat rendering;

g.

Fertilizer manufacturing;

h.

Gas manufacturing;

i.

Garbage, offal or dead animal reduction or dumping;

j.

Automobile or motor vehicle wrecking shop, automobile salvage or wrecking yard, or junkyard;

k.

Refining or petroleum or its products, and storage of petroleum products for distribution in areas beyond the city and environs;

l.

Smelting of tin, copper, zinc or iron ores;

m.

Stockyards or the slaughtering of animals; and

n.

Wholesale storage of gasoline.

(1) There shall be a minimum setback of twenty (20) feet along any public street in all industrial districts.
