ARTICLE VIII

AGRICULTURE DISTRICT

Sec. 42-533.- Scope.

The regulations set forth in this division, or set forth elsewhere in this chapter when referred to in this division, are the regulations of the A, Agriculture District. This district is intended primarily as a holding zone to be used for agricultural land that has been annexed into the city until the land is developed and zoned for its intended use of residential, commercial or industrial purposes.

Sec. 42-534. - Use regulations.

(a)

The agriculture district is designed to prohibit premature development into rural areas not fully served by public facilities and to ensure that such development occurs adjacent to previously urbanized or urbanizing areas. Prior to the issuance of any permits for new construction, a permanent zoning district classification must be obtained.

(b)

A building or premises shall be used only for the following purposes:

(1)

Agricultural uses such as crops, truck gardening, berry, bush or tree crops; flower gardening; noncommercial nurseries; orchards; aviaries and apiaries; grazing, breeding and raising of livestock, providing all buildings and enclosures for feeding, breeding or milking, but not including pasturing and grazing of such animals, are located not less than 200 feet from any lot line; including a greenhouse but not including a salesroom or roadside stand; barbed wire or electric fences when used for livestock containment; seasonal sale of produce grown on site, but excluding feed lots and sales or auction yards or barns;

(2)

Any detached dwelling, building, shed or similar structure present at the time of annexation;

(3)

Railroad;

(4)

Winery;

(5)

Wind energy conversion system;

(6)

Public or quasi-public utility, including substation.

Any other use of similar character which is not objectionable by reason of the emission of odor, dust, smoke, gas fumes, noise or vibration or which is not specifically prohibited, or regulated in article VII of this chapter.

(1) There shall be a minimum setback of twenty (20) feet along any public street in all agriculture districts.
(2) No side yard is required, except that on a lot abutting a residential district, there shall be a side yard of not less than twenty (20) feet.

Sec. 42-536. - Off-street parking and loading regulations.

Off-street parking and loading spaces shall be provided in accordance with the requirements for specific uses set forth in article X of this chapter.
