ZONING DISTRICTS ESTABLISHED4
State Law reference— Districts and district regulations authorized, 11 O.S. § 43-102.
Fifteen (15) zoning districts and one (1) supplemental district are hereby established for the city and are designated as follows:
(1)
Residential districts.
a.
RS Single-family residence districts:
1.
RS8 Single-family residence district (eight thousand (8,000) square foot minimum lot area per dwelling unit).
2.
RS6 Single-family residence district (six thousand (6,000) square foot minimum lot area per dwelling unit).
3.
RS5 Single-family residence district (five thousand (5,000) square foot minimum lot area per dwelling unit).
b.
RM Multiple-family residence districts:
1.
RM2 Multiple-family residence district (two thousand five hundred (2,500) square foot minimum lot area per dwelling unit).
2.
RM1 Multiple-family residence district (one thousand two hundred fifty (1,250) square foot minimum lot area per dwelling unit).
c.
RT Mobile homes residential district (two thousand (2,000) square foot minimum lot area per dwelling unit).
d.
RA Residence-agriculture district (five (5) acres minimum lot area per dwelling unit).
(2)
Commercial districts.
a.
C1 Off-street parking district.
b.
C2 Professional offices district.
c.
C3 Neighborhood shopping district.
d.
C4 Central commercial district.
e.
C5 General commercial district.
(3)
Industrial districts.
a.
M1 Limited industrial district.
b.
M2 General industrial district.
c.
M3 Intensive industrial district.

Elsewhere in these regulations, including the table showing permitted uses by districts and district regulations, certain districts are grouped and represented as a single district. The combined districts and the component districts of which they are composed are as follows:
Wherever in these regulations there is a reference to any of the districts described above as a "combined district," the reference is to all the component districts which together constitute the combined district.

There are hereby established the following supplemental districts together with the symbol by which each shall be designated:
PUD Planned Unit Development
Provisions relating to the district are included in article VII, division 2. Definitions relating to each of the above supplemental districts have been incorporated in section 26-1.

The boundaries of the zoning districts are hereby established as shown on the map entitled Miami, Oklahoma: Zoning Map, dated April, 1979, which is a part of this chapter and which is on file in the office of the city clerk. The map and all notations, references, data and other information shown thereon shall be and are hereby adopted and made a part of this chapter.

Unless otherwise indicated on the zoning maps, the zoning district boundaries are lot lines, the centerlines of streets or alleys or specified distance therefrom, railroad right-of-way lines, or property lines, as they existed at the time of the enactment of Ordinance No. 833.

Where uncertainty exists as to the boundaries of the zoning districts or when the street or property existing on the ground is at variance with that shown on the zoning district map, the board of adjustment, upon written application or upon its own motion, shall determine the location of such boundaries.

All territory that may hereafter be included within the zoning jurisdiction of the city shall be governed by and subject to the requirement of the RS8 Single-family residence district until such time as the zoning district map shall have been amended to include such territory in other districts.
