State Law reference— Districts and district regulations authorized, 11 O.S. § 43-102.
The regulations for the residential districts are designed:
(1)
To protect the residential character of the included areas by excluding commercial and industrial activities,
(2)
To encourage a suitable environment for family life by permitting such neighborhood facilities as churches, schools and playgrounds,
(3)
To permit certain appropriate institutions to be located in residential neighborhoods,
(4)
To preserve openness of the areas and avoid overcrowding by requiring certain minimum yards, open spaces and site areas and
(5)
To make available a variety of dwelling types and densities in a variety of locations to serve a wide range of individual requirements.

(a)
Purpose. RS districts are designed for those areas where the land is presently being used, or where development appears desirable, for single-family dwellings. In addition to the general purposes applying to residential districts, the regulations for the RS districts are designed to encourage the provision of single-family, detached residences in districts of three (3) permitted densities.

RS district regulations. Zoning district regulations for the RS districts are set forth in section 26-166.
(c)
Permitted uses. Uses permitted in the RS districts are set forth in section 26-167.

(a)
Purpose. RM districts are designed to provide areas for medium and high population density. RM districts will consist mainly of:
(1)
Areas containing multifamily dwellings (including two-family dwellings) with some single-family dwellings,
(2)
Areas that contain single-family and two-family dwellings, are centrally located, and are appropriate to ultimate multifamily development, and
(3)
Open areas where future multifamily development appears desirable.
In addition to the general purposes applying to RM, RS, and RT districts, the regulations for the RM districts are designed to encourage the provision of multiple-family accommodations in districts of two (2) permitted densities.

RM district regulations. Zoning district regulations for RM districts are set forth in section 26-166.
(c)
Permitted uses. Uses permitted in the RM districts are set forth in section 26-167.

(a)
Purpose. The RT district is designed for areas now occupied by mobile homes (house trailers) or mobile home parks, and for open areas where mobile home development appears desirable. The district is intended to permit and encourage the development of properly planned and improved mobile home parks in appropriate locations in a residential environment.

RT district regulations. Zoning district regulations for the RT district are set forth in section 26-166.
(c)
Permitted uses. Uses permitted in the RT district are set forth in section 26-167.

(a)
Purpose. The RA district is designed to provide for suburban residential and agricultural use where a need for greater density of development does not exist and where water mains, sewers, schools and other public facilities cannot be economically provided.
(b)
RA district regulations. Zoning district regulations for the RA district are set forth in section 26-166.
(c)
RA district permitted uses. Uses permitted in the RA district are set forth in section 26-167.

No lot or yard shall be established in any residential district that does not meet the minimum requirements set forth in the following table. No building or structure shall be erected or enlarged in any residential district that will cause the maximum lot coverage or the maximum height regulations to be exceeded for such district as set forth in the following table. No lot or yard shall be reduced in dimension or area below the following requirements:
a A building or structure may exceed the district maximum height regulations provided there shall be one (1) foot of additional interior side yard required for each two (2) feet of additional height. The interior side yard requirements shall not apply along the common lot lines of single-family attached residences.

(a)
Uses permitted in the residential districts are shown by means of "use groups" established on the basis of similarity of function as well as compatibility with one another and with adjacent districts. The permitted "use groups" in each zoning district are shown by means of symbols in the permitted use tables.
(b)
The letter "x" means the use is permitted as a use of right subject to:
(1)
The providing of off-street parking in the amounts required by reference to the "Parking Group" column, and
(2)
The providing of off-street loading in accordance with article VIII, division 2.
(c)
The letter "O" means that the use is permitted subject to the conditions specified in the section or sections whose number appears in the "Special Conditions" column opposite the permitted use, in addition to the off-street parking and loading requirements.
(d)
No use shall be permitted in any district other than a use shown in the following tables, and no use shall be permitted in any such district unless the letter "x" or letter "O" appears opposite the "use group" within which the named use is listed and in the column headed by the designation of such district and all other requirements set forth herein have been met.

Residential planned unit developments are permitted subject to the provisions set forth in article VII, division 2.

For the purpose of this chapter, new manufactured or modular homes as defined herein are distinct from mobile homes. New manufactured or modular homes may be placed at any location where single-family dwellings are allowed except in areas where mobile homes, trailers and the like are specifically prohibited by restrictive covenants. For the purposes of complying with restrictive covenants, the term trailer includes manufactured homes and modular homes. Previously used manufactured or modular homes shall be restricted to RT districts.
