ARTICLE VI

R-2 Residence District

§ 275-25 Purpose.

It is the purpose of this district to make provisions for single-family residential development, allowing moderate suburban-type densities when public sewer service is used; to encourage the preservation of open space and natural resources through cluster development; to maintain the identity and character of existing suburban-type residential neighborhoods; and to allow for a logical transition from the low-density portions of the Township to existing higher-intensity development.

§ 275-26 Use regulations.

A. 
Permitted principal uses. A building may be erected, altered or used, and land may be used or occupied, subject to the General Provisions of Article XXI and Special Provisions of Article XXII, for any of the following uses and for no other:
(1) 
Single-family detached dwelling.
(2) 
Municipal use.
(3) 
Agriculture, subject to § 275-138.
(4) 
Wildlife and nature preserve.
(5) 
Forestry/timber harvesting, subject to § 275-151.
(6) 
Park or recreation area.
(7) 
Open space for recreation and conservation purposes.
B. 
Permitted accessory uses on the same lot as the principal use, subject to the General Provisions in Article XXI.
(1) 
Accessory uses and structures to a residential use, subject to § 275-127.
(2) 
Sale of farm products, subject to § 275-127.
(3) 
Private parking space and private garage, subject to provisions of Article XXIV, Off-Street Parking.
(4) 
Private stables.
(5) 
Private (noncommercial) swimming pool, tennis court or other private recreational facility, subject to § 275-127.
(6) 
Solar energy systems, subject to § 275-127.
(7) 
No-impact home-based business, subject to § 275-127.
(8) 
In-law suite, subject to § 275-127.
(9) 
Agriculture, subject to all other regulations of the Township Code.
C. 
Conditional uses.
(1) 
Single-family detached dwellings where the cluster subdivision option is exercised, subject to Article XXVI.
(2) 
Cultural religious and charitable uses subject to § 275-147.
(3) 
Conversion of single-family detached dwellings for apartments, subject to § 275-128.
(4) 
Home professional offices and home occupations, subject to § 275-127.
(5) 
Educational use, subject to § 275-150.
(6) 
Personal care facility/assisted-living facility, subject to § 275-157.
(7) 
Day-care center, subject to § 275-148.
(8) 
Communications antennas mounted on an existing public utility transmission tower, building, or other structure and communications equipment buildings, subject to the regulations set forth in § 275-145 of Article XXII and all other standards and criteria for approval of conditional uses in this chapter.
(9) 
Residential group homes, subject to § 275-159.

§ 275-27 Area and bulk regulations.

A. 
Unless specifically stated otherwise, the following area and bulk regulations shall apply:
(1) 
Minimum lot area: 1/2 acre for each principal permitted building.
(2) 
Minimum lot width at building line: 100 feet.
(3) 
Minimum lot width at street line: 50 feet.
(4) 
Maximum impervious surface area: 45% of the area of the lot.
(5) 
Maximum building coverage: 20% of the area of the lot.
(6) 
Maximum building height: 35 feet.
(7) 
Minimum depth of each front and rear yard: 35 feet.
(8) 
Minimum aggregate width of side yards: 45 feet.
(9) 
Minimum width of each individual side yard: 20 feet.
(10) 
Minimum yard abutting the street on a corner: 35 feet.
